As we continue to grow our portfolio, we are looking to acquire stabilized class B apartments and develop new apartment communities through adaptive reuse projects. We pride ourselves on revitalizing existing structures to create innovative and sustainable living spaces. We are seeking a dynamic and experienced Development and Construction Manager to oversee the development and construction of apartment communities and hotel to apartment conversions.
Position Overview
We are looking for a skilled Development and Construction Manager who possesses a strong background in construction management, particularly in multifamily and adaptive reuse projects. The successful candidate will lead a multidisciplinary team through all phases of the development process, from initial planning and design to construction and project closeout. This role requires a proactive individual with excellent communication, problem-solving, and leadership skills.
Responsibilities
- Project Planning and Development:
- Solicit RFPs for architectural/MEP/structural engineering and work with selected firms to refine the concept plans.
- Collaborate with stakeholders to define project scope, goals, and deliverables.
- Develop project schedules, budgets, and resource allocation plans.
- Design and Permitting:
- Work closely with architects, engineers, and designers to develop innovative and cost-effective design solutions.
- Coordinate the permitting process and ensure compliance with building codes, regulations and zoning.
- Construction Management:
- Oversee all construction activities, including contractor selection, procurement, and scheduling.
- Monitor project progress and quality control to ensure adherence to project specifications and timelines.
- Budget and Cost Management:
- Manage project budgets, forecasts, and expenditures.
- Identify cost-saving opportunities and implement value engineering solutions when appropriate.
- Review and approve change orders and payment requests.
- Stakeholder Communication:
- Conduct premortem meeting at the beginning of each project to identify potential future risks.
- Provide regular project updates and address any concerns or issues in a timely manner.
- Project Closeout:
- Coordinate final inspections, punch lists, and occupancy permits.
- Conduct post-project evaluations and lessons learned sessions to identify areas for improvement.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field (Master's degree preferred).
- Minimum of 5 years of experience in construction project management, ideally with a focus on multifamily or adaptive reuse projects.
- Strong knowledge of building codes, zoning regulations, and construction best practices.
- Excellent leadership, communication, and interpersonal skills.
- Deadline and detail-oriented
- Ability to manage multiple projects simultaneously and prioritize tasks effectively.
- PMP or similar certification is a plus.
