    The goal of this position is to put new properties under contract for Buffalo Brick and Mortar, LLC. This person will analyze, negotiate, and gain contract agreements for the purchases. An acquisitions manager is expected to do what is necessary to foster relationships that turn into investment opportunities, for the business, while understanding the multiple exit strategies utilized. This competitive and highly rewarding role is ideal for a self-motivated sales professional. It is handsomely compensated by an competitive commission structure.     We are seeking to fill the position with someone who does not get intimidated, offended, or upset when facing rejection. Someone who understands that "fortune is in the follow-up," and is skilled in handling objections, managing time, and building great relationships with potential sellers. You must genuinely approach this as helping others to find a solution that best meets their needs and not using old-school, manipulative, high-pressure sales tactics.

    We are looking for the best salesperson in WNY, looking to take their career to the next level. Your time will be split between in-office (North Tonawanda) & in-the-field, so reliable transportation and cell phone are required. Some work-from-home hours may be possible after training is completed.

    Responsibilities

    • Prioritize scheduling and attending appointments.
    • Consultation with the homeowner on best options, and present possible solutions.
    • Building rapport with potential sellers and understanding their unique motivations.
    • Proactive analysis and preparation for each opportunity, including confirming the after-repair value of each appointment.
    • Negotiating a purchase price that maximizes the earning potential of each opportunity.
    • Be motivated to make one more call, type one more email, or send one more text to get that next deal.
    • Present a professional business image, as you will be the face of the company in the field.
    • Ability to manage a pipeline of prospects/opportunities accurately in CRM (Salesforce) and follow up with clients effectively.
    • Ongoing follow-up even if an agreement is not initially reached.
    • Ongoing assistance or support for properties under contract.
    • Attending a minimum of 10 appointments per week.
    • Signing a minimum of 2 contracts per week.
    • Self-generation of leads and appointments to supplement warm leads provided through company marketing campaigns.
    • Understand the exit strategies of the company.
    • Attend local real estate investor meetings and network with the area’s best investors.
    • Identifying other decision-makers and effectively handling.
    • Identifying what the client’s price point is and how they came up with it.
    • Identifying time limitations of sale or move.
    • Determining clients’ needs and financial abilities to propose solutions that solve their problems.
    • Comfortability in discussing and negotiating the sale of homes between $20,000 and $800,000.
    Qualifications

    • Excellent at building rapport and establishing relationships.
    • Must possess a positive mental attitude, an open mind, and flexibility in your approach.
    • Must be coachable, open to learning, and enjoy reading books and listening to podcasts to evolve your skills.
    • Must have exceptional communication and problem-solving skills.
    • Ability to follow up for multiple weeks in case a home visit does not produce a contract.
    • Combination of experience in real estate, sales, or construction is ideal.
    • Confidence in your ability to connect with people.
    • Self-directed.
    • Minimum 2 years of sales experience.
    • Must be extremely organized and detail-oriented with great time management skills.
    • Must be ambitious! We’re looking for a real “Go-Getter” that wants to serve and add value.
    • Must be tech savvy and familiar with apps/tools such as Google Products, Dropbox, CRM (Salesforce), Microsoft Office Products, Social Media, etc.
    • Must live in the WNY area.
    Compensation
    $41,000 salary commission
