    Required Qualifications:

    • Knowledge of The Mortgage Office (TMO) or similar (will train).
    • Have a good financial understanding of accounting principles.

Loan Servicing at Capstone is a balance of a variety of administrative processes that require a detailed understanding of many complex accounts and their timely management as well as the highest level of customer communication both written and verbal.

    This, combined with a solid understanding of a broad range of real estate related functions, they would enjoy the dynamic nature of this business and dive in to learn the specific applications within Capstone. This candidate, entering at a ground level of a growing company would take ownership and constantly review and assess the functions of the business and make improvements to both external and internal aspects of the process.

    This position, although training with the Servicing Manager and others, would take a lead role in managing the accounts on a daily basis and utilize tools, processes, and personal techniques to provide all key stakeholders with accurate and timely information. A background or history in loan servicing and some real estate will be relevant to the responsibilities of this position.

    Primary Responsibilities: (Training will be provided)

    • Oversee and provide data entry of newly closed loans in The Mortgage Office including reviewing documents for accuracy.
    • Oversees that Lender Packets are sent out at close of new loans.
    • Review Budgets and milestones in detail and determine methodology to track and manage accounts (Loans) accurately and adequately.
    • Update a centralized (in-house) loan tracking document on a daily basis or as needed working with asset management to maintain accurate and current information.
    • Lead a monthly Loan Servicing meeting that utilizes the data gathered in the tracking spreadsheet and align team members and record actions for next steps required for at risk loans.
    • Process payments received from borrowers.
    • Maintains payment file of delinquent loans.
    • Prints and distributes borrower statements.
    • Make collection calls to borrowers to get status on payments.
    • Process lender checks monthly.
    • Monitors maturity dates.
    • Monitors insurance expiration dates and handles insurance notices.
    • Process Demand for Payoff requests.
    • Process payoffs.
    • Maintain lien release file for newly paid off loans.
    • Maintains communication with borrowers and lenders throughout the loan process, assisting them with any questions and notifying them of any additional requirements.
    • Work closely with bookkeeping in maintaining Loan Servicing and Escrow Checking Account balances.
    • Handles overall foreclosure process from ordering Notice of Defaults to daily management of must dos after foreclosures (re-key, setting up of utilities, etc.). This also includes notification and obtaining consensus from lenders involved.
    • Handles and oversees the sale process of foreclosed properties and notifying lenders of possible outcomes.
    • Oversees the escrow draw process.
    • Manages the loan extension process from origination.
    • May work closely with a Loan Servicing Assistant to meet the above expectations.
    • Support servicing of all active loans but works with Asset Management on delinquent payment accounts, “red flagged” construction projects, as well as assets that are now owned, leased, and subleased.
    • As a team member of the Loan Servicing Team, and working with Asset Management, assist with duties including but not limited to:
    • Responsible for handling all delinquent (payments) accounts until payments received
    • Aid in coordination of site visits performed by Asset Management or 3rd party inspectors.
    • Open title on accounts as needed
    • Create and purge foreclosure and paid off files as needed
    • Generate various monthly reports
    • Send lender payment update, foreclosure updates, etc.
    • Review borrower MLS listings and contracts
    • Responsible for printing and distributing borrower statements for accounts with special or temporary conditions
    • Assist with posting payments in ABS
    • Assist with printing and distributing other borrower statements such as software generated and manual statements
    • Assist with incoming draw requests and approvals as needed
    • Assist with generating budget reports as requested by borrowers
    • Work closely with team members with special projects, year- end projects like tracking property tax payments and year-end tax reports
