Mortgage Loan Servicing Director manages and directs all aspects of mortgage loan servicing functions. Plans and directs policies, objectives, initiatives of department. Additionally, Mortgage Loan Servicing Director coordinates and consults others on complex loans. Requires a bachelor's degree. Typically reports to a head of a unit/department. The Mortgage Loan Servicing Director manages a departmental sub-function within a broader departmental function. Creates functional strategies and specific objectives for the sub-function and develops budgets/policies/procedures to support the functional infrastructure.     Summary

    The Loan Servicing Manager (LSM) is responsible for ensuring the completeness, accuracy and efficiency of the loan servicing division in connection with all loans excluding commercial credits cards. The LSM sets division goals, tracks operating performance metrics and provides monthly status reports to the CFO inclusive of improvement recommendations. The LSM coordinates communication to inform department staff of regulatory updates and ensures staff receive proper training.

    Experience and Skills:

    Primary Functions Within Division

    • Boarding of loans held for investment and secondary market loans sold to third party investors such as Fannie Mae (FNMA) and Freddie Mac (FHLMC)
    • Application of loan payments to loans held for investment and loans serviced for 3rd party investors.
    • Escrow operations (taxes, insurance, etc.) - account analysis and payments
    • Collateral lien releases (mortgages, titles, equipment, etc.)
    • Rural Development loan reporting
    • Collateral insurance tracking
    • Responding to customer inquires
    • Credit bureau reporting
    • Loan balancing to general ledger (daily, monthly)
    • Loan payoff quoting
    • Collateral tracking by geography
    • Private Mortgage Insurance (PMI) tracking

    Essential Duties and Responsibilities include the following. Other duties may be assigned that are reasonably within the scope of the position.

    • Implement appropriate processes, controls and action plans regarding the loan servicing division to assure the department’s efficient and effective operation.
    • Exercise daily supervision over team leaders and staff and assure that departmental objectives are achieved.
    • Provide assistance and support to staff in dealing with customer problems. Assist in the resolution of particularly sensitive or complex problems.
    • Supervise the daily reconciliation of loan trial balances to general ledger totals, approving and adjusting entries as necessary.
    • Assist in the accurate and timely completion of the Bank’s official reports.
    • Assure that procedures exist for the verification and maintenance of all required loan-related adjustments.
    • Ensure proper maintenance of records and documentation.
    • Work closely with collections and legal personnel in facilitation of collection activities.
    • Research customer problems and answer questions.
    • Carry out such other duties as may be requested or assigned.
    • Work special projects or duties as assigned.

    Supervisory Responsibilities

    This job will manage the Loan Servicing Team Leads.

    Education and/or Experience

    Associate's degree or higher is preferred; 3-5 years banking experience, and at least 1 year of management experience required.

    Knowledge, Skills and Abilities

    Requires ability to communicate effectively and clearly (both written and verbally); Ability to read, write and comprehend simple instructions, short correspondence, and memos.

    Mathematical Skills

    Requires ability to perform basic mathematical calculations; add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

    Reasoning Ability

    Requires ability to use good judgement in making routine and complex decisions; Must have excellent customer service skills; Must be goal oriented and able to achieve individual goals as well as work as a team player to achieve departmental and/or Bank goals; Flexibility is necessary with the ability to adapt in an ever changing environment.

    Computer Skills

    To perform this job successfully, an individual must be proficient in all Microsoft Office programs, with an ability to quickly learn other bank related programs.
