    Primary purpose:

    To perform skilled technical work in the maintenance, repair, replacement and installation of commercial office building systems. The Facilities Technician will act as a first-line resource for the Associate Facilities Technician position.

     

    Essential duties and responsibilities:

    • Complete day-to-day office operations and maintenance activities that are normally part of a commercial office building, including, but not limited to, repairs to building equipment and furniture; reconfiguring office space and modular furniture; moves/adds/changes, moving file cabinets, plants, office machinery, computer silos, etc.
    • Operate, maintain and repair all campus (multi-building) HVAC and all campus mechanical, electrical and plumbing (MEP) systems.
    • Repair or replace defective equipment, components or wiring.
    • Reassemble and test equipment following repairs.
    • Inspect and test system to verify system compliance with plans and specifications and to detect and locate malfunctions.
    • Discuss heating/cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected.
    • Record and report all faults, deficiencies and other unusual occurrences, as well as the time and materials expended on work orders.
    • Recommend, develop, and perform preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts and changing filters.
    • Install, connect and adjust thermostats, humidistats and timers using hand tools.
    • Generate work orders that address deficiencies in need of correction.
    • Study blueprints, design specifications, and manufacturer’s recommendations to ascertain the configuration of building equipment components and to ensure the proper installation of components.
    • Monitor, analyze and optimize equipment control through a building automation system to facilitate efficient and effective building operations.
    • Coordinate maintenance efforts with outside contractors and vendors when work cannot be performed in-house.  
    • Monitor construction, coordinate and monitor external contractors and vendors associated with facility construction activities.
    • Maintain operating logs for major equipment on-site.
    • Order parts and supplies as required; maintain stock and inventory control.
    • Maintain a complete set of O&M manuals for equipment on site.
    • Maintain SDS regulatory books.
    • Perform basic grounds maintenance, including snow removal.
    • Maintain cleanliness of all mechanical and equipment rooms.
    • Complete work tickets as assigned and document completion/notes in work order management system.
    • Coordinate required building systems inspections and maintain current State and local permits within building management files.
    • Safety and ergonomic evaluation and compliance.
    • Coordinate and ensure compliance with, but not limited to, state and local authorities related to OSHA, DOT, ADA and fire district regulations, etc.
    • Be familiar with and conform to all written and verbal procedures associated with site.
    • Coordinate and perform standard facilities projects, as needed, at satellite and warehouse locations.
    • Work in an accountable and responsible manner to perform the required duties with minimal supervision.
    • Respond professionally to tenant service requests through both personal contact and automated work order system; work cooperatively and effectively with others, and maintain confidentiality at all times.
    • Complete work in an organized and prioritized fashion.
    •  Offer assistance and act as a resource/mentor to the Associate Facilities Technician position when needed.
    • Deal with a wide variety of people with tact, courtesy and professionalism.
    • Speak clearly, both in person and by telephone, using a high level of verbal skills and listen carefully.
    • Maintain a regular, dependable attendance and a consistently high level of performance.
    • Will work non-traditional hours as needed.
    • Maintain a high regard for personal safety, for the safety of company assets and employees, and the general public.
    • Other daily, weekly, monthly or special project duties as identified and defined.

    Minimum requirements:


    Education:

    • High School diploma or equivalent
    • **Pay Range based on qualifications and experience.  This salary does not include potential shift/on-call pay

       

     

    Experience/Specific Knowledge:

    • A minimum of six (6) years related work experience in a fast paced commercial office building/facility environment.
    • Experience in inventory, set-up and tear-down of modular furniture systems.
    • Advanced knowledge of commercial building systems including HVAC, plumbing, and electrical.
    • General working knowledge of commercial construction practices and processes including architectural drawing interpretations, framing, drywall, plumbing, electrical, finish, etc. 
    • Intermediate proficiency level in MS Office applications that may include but are not limited to Excel, Word, Access, PowerPoint and Outlook.

     

    Certifications, Licenses & Registrations:

    • Must possess and maintain a valid driver’s license and a driving record satisfactory to the company and its insurers (for travel).

    • Job level commensurate with experience and skill sets; position will be filled depending on qualifications, experience and skill sets of the successful candidate.

    • Minimal safety hazards; general office working conditions.
    • Must be able to sit for prolonged periods of time.
    • The employee is regularly required to use hands to type, touch, handle, or feel.  The employee is required to talk and hear.  The employee is frequently required to stand and reach with hands and arms.  The employee is occasionally required to walk and climb or balance.  The employee must regularly lift and /or move up to 10 pounds and occasionally lift and/or move up to 70 pounds.

     

    Working Conditions:

    • May be required to work an on-call 24/7 shift rotation in order to provide relief of illness, vacation, etc.
    • Occasional overnight travel and weekend travel may be required.
    • Required to carry a cell phone, and be available to respond during working and non-working hours.
    • The successful candidate will be required to clear a drug screen and a complete background check, including credit report for certain positions, after an offer has been extended and prior to being employed.

    PREFERRED EDUCATION, EXPERIENCE, CERTIFICATIONS, COMPETENCIES, SKILLS, & ABILITIES:

    Above the minimum requirements; not required but advantageous in this position:

    • Ongoing education in related field such as IFMA and/or BOMA.
    • Ongoing education in field of HVAC, electrical and plumbing maintenance and system operations.
    • EPA Universal refrigerant certification. 
    • Experience in use of AutoCAD.
