  • We are seeking a highly skilled and experienced Development Project Manager to join our team. As a Development Project Manager, you will be responsible for overseeing land development projects, ensuring compliance with regulations, and managing the overall land portfolio. The ideal candidate will have a strong background in project management and the development process and must be able to navigate plan development with architects, civil engineers, MP&E engineers, and structural engineers, to develop a full set of workable drawings.

    Responsibilities include but are not limited to:

    • Project Coordination: Act as the principal liaison for architects, engineers, contractors, ensuring cohesion and alignment with the project's objectives and deadlines.
    • Entitlement Process Mastery: Manage the entitlement process, securing necessary zoning, permits, and approvals from municipal and local government bodies.
    • Timeline Management: Establish and oversee detailed project timelines, monitoring progress to ensure adherence to deadlines and making schedule adjustments as needed.
    • Cost Estimating & Budgeting: Generate precise cost estimates and budget plans for land acquisition, construction, and other project expenses.
    • Land Acquisition Strategy: Seek out and assess potential land acquisition opportunities, conducting thorough due diligence to determine development feasibility.
    • Costing & MP&E Coordination: Supervise the costing process and ensure the Mechanical, Plumbing & Electrical (MP&E) designs meet efficiency standards and project specifications.
    • Financial Analysis: Develop proformas, financial models, and cost breakdowns to evaluate project viability and profitability.
    • Navigating Plans Development: Must be able to navigate plan development with architects, civil engineers, MP&E engineering, and structural engineers to produce a comprehensive set of workable drawings, ensuring that all aspects of the project design are integrated and feasible for construction.
    • Development-Focused Approach: Employ a development-centric perspective across all project stages, guaranteeing decisions align with strategic goals and community benefits.

    Experience:

    • Bachelor’s degree in Project Management, Construction Management, Real Estate Development, or a related field
    • Minimum of 5 years of experience in project management within land development or real estate development
    • Familiarity with project management principles and practices
    • Excellent analytical and problem-solving skills
    • Strong knowledge of the development process, including zoning laws, permitting, and the entitlement process.
    • Proficient in financial modeling and analysis, with experience preparing proformas and cost breakdowns.
    • Excellent communication, negotiation, and leadership skills.
    • Ability to manage multiple projects simultaneously and adapt to changing priorities.

    Salary is based on experience and will be negotiated at time of hire.
