POSITION SUMMARY:

As a Portfolio Management Analyst, you will play a critical role in the success of projects and initiatives related to market rate repositioning and conversion of current and former multi-family LIHTC properties that are nearing or at the end of their LIHTC compliance windows. You will work closely with our asset management team in assessing the financial feasibility for a range of potential short- and long-term project outcomes in the core areas of operations management, capital reinvestment, distressed asset planning, and acquisition/disposition opportunities.  Daily tasks include but are not limited to conducting market research, assessing asset specific capital improvements needs, financial analysis, as well as project management tasks in identifying property opportunities or problem solutions to senior management. Essential Functions:

• Conduct market research to identify potential repositioning, rehabilitation or capital improvement opportunities within the portfolio.
• Analyze financial feasibility, including pro forma cash flow modeling and budgeting.
• Help coordinate financial due diligence requests for a range of potential parties including real estate brokers, lenders, or state agencies.
• Assist in the sourcing and preparation of any required applications or requests from governing authorities.
• Collaborate with cross-functional teams, including accounting teams, property operations team, and 3rd party property vendors.
• Monitor project progress and budget adherence.
• Prepare reports and presentations for senior management and stakeholders.
• Participate in weekly team meetings discussing project status, resources, and other needs.
• Stay updated on industry trends and regulations related to market rate multi-family housing.

Education / Training Requirements

• Bachelor's degree in Real Estate, Finance, Business, or a related field preferred 
• 2-3 years of relevant experience in real estate development, acquisitions or rehabilitation, finance, or related fields (for experienced candidates).
• Experience within multi-family housing is required.
• Knowledge of LIHTC projects is a plus.  
• Strong financial modeling and analytical skills.
• Excellent communication and presentation abilities.
• Proficiency in Microsoft Excel and financial modeling software.
• Ability to work independently and as part of a team.

• Detail-oriented and organized.
• Ability to travel occasionally to properties in the portfolio.
