Summary
We are seeking a skilled and experienced Preconstruction Manager. The Preconstruction Manager will play a vital role in the early stages of our projects, working closely with clients, architects, engineers, subcontractors, and internal teams to ensure successful project planning and execution. This role requires a strategic thinker with excellent communication, negotiation, and problem-solving skills, as well as a strong understanding of construction processes and cost estimation.
Job Responsibilities
- Develop accurate cost estimates, budgets, and project schedules based on project specifications and requirements
- Review design documents, drawings, and specifications to identify potential risks, value engineering opportunities, and cost-saving measures
- Source and solicit bids from subcontractors and suppliers, evaluating proposals and negotiating contracts to ensure competitive pricing and adherence to project timelines
- Coordinate and assure that a preliminary construction schedule has been developed for each estimate
- Visit on-going projects to verify status of estimate versus project status, meet with the project operations team, view work in place for experience and comparison to the estimate
- Keep current on changes and trends in methods of construction and materials, construction costs, wage rates, fringes and working rules
- Assure that potential risk factors have been evaluated and reviewed with senior management (i.e. Peer Review, if required, contract bond authorization, contract review, insurance review, etc.)
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field
- 2 years of experience as Assistant Preconstruction Manager or a similar role within the construction industry
- Proficiency in construction estimating software, project management tools, and Microsoft Office Suite
- Excellent communication and interpersonal skills, with the ability to build rapport and collaborate effectively with diverse stakeholders
