Job Description:
The Project Manager will review plans, specifications, contact potential subcontractors, accurately project the cost of the bid, and prepare bid for submission. Once awarded the project, the Project Manager will coordinate and oversee the project from start to completion by submitting necessary paperwork, contacting subcontractors, implementing project schedules, and identifying how to meet or exceed our deadlines. The Project Manager should have analytical skills, creative problem-solving abilities, and excellent communication skills. The Project Manager will report to the President.
Primary Responsibilities:
· Obtain plans or potential projects for bidding
· Determine scope of work of projects
· Accurately project the cost of the bid
· Secure and review any necessary submittals, contracts, and subcontracts
· Manage job from start to finish
· Assist in hiring and purchasing equipment as needed
· Complete job tracking and use of Spectrum
· Monthly job costs reports
· Maintain and organize estimating database, including current labor and material & equipment rates
· Complete and maintain post bid analysis
· Negotiate jobs, including government related projects
· Train and assist field staff as required
· Assist with developing company processes
· Subcontractor negotiation and resolution as required
· Track, bill and negotiate change orders and scope revision
· Begin implementations of RFQ software/ estimating software
· Cognitive and reactive to job profitability and job costing
· Acquire new, cultivate, and maintain relationships with clients
· Assist in marketing as requested
· Assist President as requested
· Business development
· Coordinate project related meetings and produce meeting minutes
Qualifications/ Requirements:
· Bachelor's Degree-Construction Management
· 5 years minimum experience in construction field
· Accurately read and interpret plans/blueprints even when conflicting information exists
· Proficient in the following software: Excel, Outlook, Word, MS Project, Teams, Team, Procore, Spectrum, Isqft
· Analytical and mathematical skills
· Creative problem-solving skills
· Interpersonal and communication skills
· Detailed and organized

· OSHA 30
· Background checks and security clearances
