Project Manager - Construction directs day-to-day construction project management planning and execution processes to meet project design requirements, schedules, and organizational financial objectives. Manages governance of projects by establishing standards, processes, and tools for effective project management throughout the project lifecycle. Being a Project Manager - Construction uses comprehensive knowledge of construction processes and operations to set project productivity and quality targets. Monitors all project milestones, changes, and technical status reports. Additionally, Project Manager - Construction manages strategic client and contractor relationships and establishes clear lines of communication. Responds to escalated project issues that may impede project delivery and coordinates solutions. Analyzes project metrics to identify weaknesses or problems and propose operational improvements and cost savings for future projects. Typically requires a bachelor's degree. Typically reports to a manager. The Project Manager - Construction supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Project Manager - Construction typically requires 3-5 years experience in the related area as an individual contributor.     Responsibilities:

    • Coordinates and manages subcontractors work and suppliers in order to ensure budgets are met while maintaining the contracted overall production schedule
    • Inspects work in progress to ensure that workmanship and materials conform to specifications and the adherence to construction schedules
    • Prepare or review reports on progress, payment applications, and punch lists daily diaries, and input data into software management system
    • Coordinates and approves time and material costs with various sub-contractors while maintaining daily paperwork and job logs
    • Maintaining timely and accurate customer billing, including setting up a schedule of values, as well as correspondence with the customer both written, verbally as well as electronically.
    • Confer with Building Superintendents to monitor construction progress, including worker productivity and compliance with building and safety codes.
    • Resolve problems that arise due to inclement weather, emergencies, or other issues that may cause delays.
    • Evaluate progress and prepare detailed reports.
    • Oversee all construction projects
    • Supervise and manage all field staff
    • Be the main point of contact for design professionals, owners, and vendors
    • Manage subcontractors and approve invoices


    Experience:


    • Minimum 5 year proven experience in proper, safe, construction procedures commercial construction experience preferred.
    • BA in Engineering, building science, construction management or relevant field.
    • Must be detail-oriented, customer focused, organized; possess a sense of urgency.
    • Strong verbal and written communication skills and negotiation skills.
    • Good knowledge of Microsoft Office.
    • Must have the ability to multi-task and prioritize.
    • Ability to exercise prudent judgement in the absence of supervisors.
