    LPC is seeking an accomplished and dynamic professional to join our team as the Senior Vice President of Acquisitions, overseeing core plus and value add industrial acquisitions focused on key Eastern markets. As a pivotal leader in our organization, you will play a crucial role in shaping our growth trajectory and expanding our footprint in these markets. We are looking for an experienced visionary with a proven track record in identifying and executing strategic acquisition opportunities, driving growth, and fostering key relationships within the industrial real estate sector.

    Please note we are potentially open to this role sitting in various East Coast markets.

     

    RESPONSIBILITIES

    Primary responsibilities will include but not limited to:

    • Develop and implement value add/core plus acquisition strategies to achieve business objectives and expansion goals.
    • Lead the sourcing efforts for actionable investment opportunities in logistics or related real estate across the Eastern United States in markets identified by LPC.
    • Lead due diligence efforts for potential acquisitions, including financial analysis, market research, and risk assessment for both on and off-market deals.
    • Cultivate and maintain relationships with brokers, property owners, and industry professionals to source high-quality acquisition opportunities.
    • Negotiate and structure acquisition deals, ensuring favorable terms and alignment with the company's investment criteria.
    • Collaborate with cross-functional teams, including CIO office, asset management, finance, and legal, to facilitate smooth transaction execution.
    • Monitor market trends, emerging technologies, and competitive landscapes to stay informed of industry developments and opportunities.
    • Oversee the creation of detailed financial models and pro forma analyses to evaluate potential acquisitions.
    • Assist in the engagement with existing and potential investors, providing transparent and compelling updates on acquisition opportunities, market trends, and performance projections.
    • Prepare and deliver presentations to the investment committee, providing clear and concise updates on proposed acquisitions, including rationale, strategic fit, and potential impact on the company's portfolio.
    • Engage and collaborate with the investment committee members; addressing inquiries, concerns, and leverage the broader teams expertise and insights to refine strategies and make informed decisions.
    • Foster a transparent and open dialogue with the investment committee, sharing progress reports, performance metrics, and post-acquisition assessments regularly.
    • Collaborate closely with the asset management and finance team to ensure accurate and timely reporting to investors, addressing inquiries and concerns promptly.
    • Post closing, assist with the transition of the property to the asset management team.

     

     

     

    ABOUT YOU

    The successful candidate will have:

    • Bachelor’s Degree required with a concentration in Real Estate, Finance, or Business.
    • Deep knowledge of the industrial real estate industry and over ten (10) years experience in direct acquisition activity
    • A proven self-starter with a career track record indicating successful new business generation and the ability to generate relationships through repeat client business.
    • Comfortability maintaining and building depth in relationships with both brokers and property owners.
    • Extraordinary organizational skills and a record of timely and efficient completion of projects are essential.
    • Excellent problem solving and creative skills and the strong ability to overcome obstacles, work creatively, and with sound judgment.
    • A detail-oriented, quantitative approach to the business, coupled with the ability to assume a long-term owner’s perspective.
    • Ability to gain the respect and cooperation of internal and external constituencies across a wide variety of disciplines, and to coordinate their efforts as necessary.
    • Exceptional communication skills, both written and oral.
