Property Manager
We are looking for a on-site Part Time Propety Manger to oversee properties at Bristol Estates Trailer Park.
This job will consist of managing and leasing a small apartment complex and managing a 50 unit trailer park. It will also consist of surface level maintenance and working with vendors to insure the properties are well maintained. The ideal candidate would have Propety management experience with the ability to direct a handyman. Some Leasing experience ideal. The position requires being on site for at least 20 hours a week.. Work schedule is Monday through Friday 10:30am to 2:30pm and on call as needed. Our office is in Bristol and the candidate must have reliable transportation. Leasing commission bonuses available.

Duties
- Oversee the day-to-day operations of the properties
- Respond to tenant inquiries and concerns in a timely and professional manner
- Conduct property tours and show available units to prospective tenants
- Process rental applications, conduct background checks, and prepare lease agreements
- Collect rent payments and ensure timely payment from tenants
- Coordinate maintenance and repairs with contractors and vendors
- Inspect units regularly to ensure they are in good condition and address any maintenance issues
- Enforce lease terms and handle any lease violations or evictions
- Maintain accurate records of all property-related transactions
- Maintain units through basic handyman work and working with vendors to insure a well maintained property.
Qualifications:
- Previous experience in property management or a related field is preferred
- Strong customer service skills with the ability to effectively communicate with tenants, contractors, and vendors
- Proficient in office software applications Google Suite
- Excellent organizational skills with the ability to prioritize tasks and meet deadlines
- Attention to detail and strong problem-solving abilities
- Knowledge of OneSite software is a plus
- Familiarity with LIHTC (Low-Income Housing Tax Credit) regulations is a plus
