    Construction Analyst- JOB PURPOSE:

    The Construction Analyst will report to the Director of Construction and requires a high level of organization and analytical skill and will be responsible for tracking all construction projects and analyzing job costs to ensure adherence to established schedules and budget. The Construction Analyst will provide hands-on analytical and project management support for the construction department by communicating and coordinating with the director, on-site project managers, vendors, lenders as well as property management teams and other internal departments.

    Construction Analyst - ESSENTIAL FUNCTIONS:

    1. Coordinates, organizes, plans, and prioritizes work with multiple contractors to maintain schedule and budget.
    2. Implements and organizes the planning and scheduling of construction projects.
    3. Gathers and analyzes project information and uses analytical reports to set and monitor schedules and costs.
    4. Drafts pre-construction documents, including subcontracts, job information sheets, material sourcing sheets, plans, addenda, specifications, and schedules for Director of Construction’s review.
    5. Prepares construction packages to present for new project start approvals, subsequent and final draw funding request approvals.
    6. Administers the completion and closeout process for all construction projects.
    7. Provides project management and administrative support to Director of Construction by assembling reports, schedules, meeting notes, and prepares meeting room and materials.
    8. Provides weekly project status reports to the Director of Construction and Project Managers.
    9. Creates and maintains project job files.
    10. Obtains, collects, organizes, and files all project contract documentation including contracts and change orders.
    11. Solicits subcontractor and supplier quotes, as necessary.
    12. Tracks subcontractor invoices and payments via invoice software and construction trackers.
    13. Assist with the execution and submission of monthly project schedule updates for management.
    14. Prepares project and company meeting documents.
    15. Prepares schedule and notes from the weekly Project Scheduling meeting.
    16. Monitors contractor performance in regard to cost and schedule performance tracking.
    17. Monitors post-construction warranty requests.
    18. Ensures system data and information are accurate and up to date at all times.
    19. Assists with travel arrangements and expense reports as needed for construction department.
    20. Responds and communicates to all project team inquiries in a timely and efficient manner.
    21. Recommends processes to improve efficiency.
    22. Responsible for day-to-day communications with Supervisor and ensuring all reporting and tasks are completed on time.
    23. Maintains regular and consistent attendance according to required work schedule decided by the Company.
    24. Represents the Company in a professional manner at all times
