Essential Job Responsibilities and Duties:
-
Actively participate in leasing and marketing of the community to maximize occupancy.

Meet and greet prospective residents and vendors in a professional and enthusiastic manner
-
Utilize telephone and leasing techniques designed by the company and conform to Fair Housing regulations
-
Maintain the highest level of customer service and online presence to obtain satisfactory scores on surveys/reviews from residents and prospects
-
Tour community, amenities and vacant apartments with prospects and have current knowledge of apartment specifics, vacancies, notices and rental rates
-
Responsible for having a thorough knowledge of the surrounding area, comparable communities in the area, schools, shopping, bus lines and be able to convert knowledge into a selling benefit for the property

Responsible for having a thorough understanding of polies related to screening qualifications and application criteria, lease paperwork, rent collection and move-in/move-out procedures and be able to explain these items to existing and prospective residents

Complete daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports and processing invoices

Review resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquent balances and enforce the lease

Reviews and submits invoices from vendors, contractors and service providers for payment by reconciling work performed or products purchased, obtaining property manager approval, and managing communication between the vendor/contractor, accounting and the client/owner as needed

Follows the company’s established procedures related to evictions by assisting the Property Manager in serving the rent demand, filing the demand with the Attorney, potential/occasion court appearances if a response is filed by the defendant, coordination of the Writ of Restitution with the Sheriff and the actual oversight of the eviction

Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements

Promotes resident satisfaction and retention by responding to complaints, questions and requests in a timely manner, and taking appropriate action to resolve and address service issues

Coordinate, monitor and perform aspects of the annual renewal process as delegated (contacting residents, preparing letters, following up on renewal offers, investigating notices, etc.)

Attendance is imperative and this position will be required to maintain regular onsite office hours—evening and weekend hours may be required

Assist Property Manager in designing and implementing a resent retention program—newsletter, resident referral program, social activities

Acts as the on-site supervisor in the absence of the Property Manager by organizing and delegating daily work, coordinating maintenance and make-ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with Company policies, procedures and business practices

Adhere to all Company Policies and applicable laws with regard to confidentiality and privacy of applicant, resident and company information
Skills, Education and Other Requirements:

Achieve Fair Housing certification within 3 days of hire and annually thereafter to any interaction with prospects or residents

Competence in personal computer skills, internet search, Microsoft Office Suite.

High school diploma or GED

Effective time management
