Has some authority for personnel actions. To be a Residential Care Facilities Manager typically requires 3-5 years experience in the related area as an individual contributor.     The Position:

    We are hiring for a people-focused and business-minded Director of Facilities to be based out of our home office in Spokane, WA. As the Director of Facilities, you will be responsible for the leadership and management of our regional maintenance teams while providing overall maintenance management of our multifamily properties across our portfolio.

    • Manage, lead, develop, and motivate a high-performing team of Regional Maintenance Supervisors.
    • Identify talent in the market and recruit, hire, and onboard to build a cohesive team.
    • Provide continual training and performance evaluation of associates.
    • Create and maintain a community culture focused on enhancing our residents’ way of life while providing excellent customer service and a supportive home environment.
    • Strategically develop and implement long-term maintenance strategies and capital improvement project planning for our properties.
    • Manage and optimize all preventative maintenance programs and oversee successful implementation and completion of programs.
    • Partner with our Construction team on new property turnovers to ensure product quality standards are met, and that proper scheduling, hiring, and planning is in place.
    • Collaborate with our Property Operations team to maximize efficiency of maintenance activities across the portfolio.
    • Visit properties regularly to inspect communities and build rapport with on-site teams and residents; ensure that properties and units are maintained to Axis Residential standards.
    • Ensure compliance with all relevant health, safety, and environmental regulations and standards.
    • Implement and maintain emergency preparedness plans and protocols to safeguard residents and properties in the event of emergencies or disasters.
    • Oversee implementation and management of maintenance reporting and tracking platform to track maintenance, product, and systems performance.
    • Manage property insurance claims process with adjusters and remediation vendors.
    • Promote a safety-first culture across our teams.
    • Monitor vendor relationships ensuring the best quality of work and materials; negotiate and manage vendor contracts.
    • Develop, manage, and oversee annual maintenance budgets and identify cost-saving opportunities.
    • Comply with all company policies and procedures.
    • Comply with all Fair Housing laws.

    What We Are Seeking:

    A people-focused and business-minded Director of Facilities who can effectively engage with and lead a high performing team across the region while achieving overall maintenance performance objectives.

    • Must be a team player who takes a “we over me” approach to building and sustaining relationships with others.
    • Must be determined, ambitious, and self-motivated.
    • 10 years of proven experience developing and leading high performing teams.
    • 10 years of experience overseeing multi-site maintenance operations, preferably in senior living, multifamily, or hospitality industries.
    • Excellent communication skills; must be proficient in speaking, reading, and writing in English.
    • Strong computer skills, including Microsoft Office Suite, property management software, and other various computer programs.
    • Bachelor’s degree preferred, High School diploma or equivalency certificate required.
    • Must be able to travel to properties across the portfolio.
    • Valid driver’s license and insured, operable vehicle.

    Physical Requirements:

    • Standing: 6-8 hours/day.
    • Walking: 6-8 hours/day.
    • Lifting: 25-50 lbs., may require movement/lifting in excess of these limits.
    • Twisting: moderate, 121-480 twists/day (480 based upon 1 twist/minute).
    • Bending: moderate, 1-120 bends/day.
    • Squat/Kneel: 1-6 hours/day.
    • Climbing: 3-6 hours/day- ladders and stairs.
    • Endurance: moderate energy requirements.
    • Manual Dexterity: gross and fine frequent motor movement, either hand 61%-100% of job cycle time.
    • Vision: minimal near vision and depth perception required.

    Environmental and Safety Factors:

    • Weather: working both indoors and outdoors with frequent exposure to extreme weather conditions/temperatures, including uneven and slippery surfaces.
    • Noise: occasional exposure to high-volume sounds, hearing protection provided.
    • Moving Objects: potential for significant injury from moving objects.
    • Pace of Work: varies, typically fast-paced.
    • Work with Others: moderate, association is intermittent and necessary.
    • Note: job duties do not require the use of a respirator, however one will be provided if requested.
    • Driving: exposure to conditions related to operating a motor vehicle, including the possibility of bodily injury related to motor vehicle collisions.
