Position Summary: This role sets goals, monitors operations and evaluates results in order to ensure that business objectives and operating requirements are met and in alignment with that of the organization. The Construction Director will deliver top and bottom line results required of the business unit on an annualized basis and may be required to oversee operational areas that are more complex in scope and size.
Essential Job Responsibilities:
· Directly accountable for all project profit and loss performance. Directly involved in the job cost analysis process on all projects within the assigned area to ensure consistent profitability on all jobs. Must be able to identify issues and make improvements where needed.
· Specify project objectives and plans including delineation of scope, budgeting, scheduling, setting performance requirements, and selecting project participants.
· Calculates labor, equipment, material, and overhead costs to determine minimum budget, which will provide for margin of profit.
· Ensures that all new projects are planned for and executed efficiently utilizing company procedures and policies. Must utilize project pre-construction processes and methods.
· Directs construction and sequences of work to obtain optimum utilization of work force and equipment to meet production/revenue projections within budget.
· Maximizes the resource efficiency through procurement of labor, materials and equipment.
· Implements various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process.
· Plans, staffs, and supervises assigned construction activities through subordinate Renovation Manager(s) to ensure a cohesive operational unit.
· Acts as a coach, mentor, trainer and guides assigned team of Renovation Managers.
· Provides timely and constructive performance feedback to assigned team when needed.
· Actively participates in the life cycle of the assigned employee group to include interviewing and making hiring decisions, providing performance-related feedback and recognition, assisting to resolve conflicts as they arise, leading the corrective action process and participating in the termination process, as needed.
· Manages and assists in the smooth and efficient flow of information through all departments.
· Works directly with Renovation Managers and Account Manager to ensure that project quality standards are defined and understood.
· Develops effective communication and mechanisms for resolving conflicts.
· Directly oversees and monitors purchasing activities of raw materials, equipment, machinery, and supplies in the company by working through the appropriate internal partners.
· Creates the structure and processes necessary to manage the organization's current activities and its projected growth through the design, development and implementation of departmental policies and procedures with Standard Operating Procedures (SOPs).
· Works directly with the appropriate internal partners and leadership concerning tactical implementation all company initiatives regarding safety, logistics, fleet, equipment and performance management.
· Ensures quality control meets company and client expectations.
· Provides all levels of bi-directional communication to staff, clients and supervisors by informing of all circumstances that could affect projects or clients.
· Maintains contact when needed and builds rapport with all assigned clients in order to keep client satisfaction levels high.
· Willing to act as a resource and mentor to junior-level Construction Managers.
