    GENERAL OVERVIEW:

    The Director position is responsible for communications and coordination for all major construction programs at our communities. A major construction project is defined as greater than $4m in total construction cost. This position will also collaborate with architects, developers, community team members, marketing to manage multiple deadlines and projects. This position will work with zoning and other municipalities on key approvals. This position will facilitate design meetings with minutes and actionable items.

    KEY DUTIES AND RESPONSIBILITIES:

    • Is a resource for our community staff as it relates to construction and construction management?
    • Negotiates and structures construction contracts.
    • Will be the communication specialist for projects.
      • Communicating with FM on site.
      • ED’s / Administrators
      • Residents
    • Will manage all construction contracts for the organization.
    • Will process and track all change orders.
    • Will manage a process for all pay applications.
    • Maintain budgets for all building projects.
    • Will ensure all buildings and on-site team members and systems are documented and trained with three -four backups (Coordination of system transitions from construction to operations.
    • Will drive the master plan annually at each campus and review with the staff and C-level.
    • Be a resource for capital budgeting to the community.
    • We determine the systems used and corporate PM contracts.
    • Will manage the bid process for contractors, engineers, architects in lieu of a developer.
    • Manage any selection process for ILU selections that are consistent with current unit refurbishments in conjunction with marketing.
    • Travel up to 50% of the time, will attend OAC meetings.

    EDUCATION and/or EXPERIENCE:

    • BS in Facility Management, Engineering, or equivalent
    • Have or will obtain a PMP certificate within the first 2 years of employment.
    • Certificated Healthcare Facility Management, CHFM desirable
    • 10 years’ experience in maintenance/plant operation/ Construction
    • Must have base level of computer knowledge and proficiency (Excel, CAD, Word, PPT)
