Specific duties include, but are not limited to:
The maintenance, adjustment, monitoring and operation of basic to sophisticated automated heating, ventilation and air-conditioning (HVAC) systems. Work involves proficiency in several trades, with working conditions and the degree of lead work exercised differing by location and the nature of assignments. Employees exercise technical independence in determining work methods and procedures, and receive assignments orally or through written instructions, which may be accompanied by sketches or diagrams. Review of work is received from technical or administrative superiors through inspections and discussions.
The primary objective of this job is to keep the heat, ventilation, and air conditioning (HVAC) systems running properly to avoid system breakdowns. When this objective is completed, comfort is assured to those working and studying within the buildings and the systems, supplies, and equipment within the buildings are safeguarded. Problems are reported to the Facilities Office and relayed, by radio to the technician. Problems are resolved as soon as possible. When not responding to calls, preventive maintenance is done on equipment to prevent or identify problems before they arise. Time is set aside every morning to check boilers, problem equipment; a review of the Metasys System is made daily so that problems can be corrected as soon as possible.
Due to the complexity of the HVAC systems on campus, at times it is necessary to call in other skilled workers such as campus electricians, plumbers, air conditioning contractors, or third party technicians. This position works with those tradespersons until the problem is solved.
Listed below are some of the duties and responsibilities that are related to maintenance of the HVAC systems on campus:
1. Test, repair or replace and maintain heater switches, fuses, capacitors, relays, micro-switches, motors and shafts, electrical heater thermostats and elements, breakers, high limits, mercury contractors, time delay clocks, bearings, air flow switches, motor couplings, bearings and seals on circulating pumps, air line restrictions, pulleys, damper operators, solenoid air valves, air reducing valves, cumulators, valve operators (example: spring replacement water valves), three way air valves
2. Make soldered and solderless wire connections
3. Attend HVAC classes (when available) and workshops related to newly installed equipment
4. Clean condensing coils on air conditioners; cover window air conditioning units for winter
5. Trouble shoot heating and cooling mechanical or control problems
6. Maintain air compressors (grease motors, change compressor oil, drain tanks, tighten or replace belts, repair or replace check valve, repair or replace air intake and relief valves, replace piston rings, test repair or replace pressure switches, pet cocks and after coolers).
7. Oil or grease motors and bearings; add oil to chiller units as needed
8. Tighten, replace, inventory, and order belts
9. Repair, replace, cut to size and clean filters; maintain inventory of filters
10. Maintain pneumatic thermostats which could include calibration, installation or replacement of piping and/or relocation of pneumatic thermostats
11. Repair and adjust dampers, so they are all working together; lubricate dampers as needed and make different mounting plates for motors and damper operators if needed
12. Maintain the Freon in air conditioning units which includes identifying the proper type and amount to be added.
13. Clean out copper condensing tubes on heat pumps; add water treatment and or make replacement gaskets as needed
14. Replace clocks on the G 182
15. Work with the Maintenance Repairmen or contractors in the buildings trouble shooting or explaining the HVAC system, and the way in which it works
16. Familiarity with and limited ability to read blueprints and schematics
17. Repair or replace and adjust gauges to proper setting in relation to temperature and air
18. Replace and adjust SCR or DQ master slave units on electric heaters
19. Repair, replace Thaw out frozen air lines
20. Schedule preventive maintenance (cleaning filters, motor maintenance, coil cleaning)
21. Monitor and adjust Metasys system DDC control system or replace components
22. Monitor, clean and adjust humidifier
23. Other related duties as necessary
