General Summary
This position is responsible for assisting in managing the engineering department, must have knowledge of hotel engineering systems and preventative maintenance programs. Able to assist with the ordering of required parts, supervise associates in the repair and maintenance of hotel facilities, ground maintenance and landscaping. Knowledge of a/c systems, plumbing, sheetrock repair, painting, and room maintenance. Able to train engineers and supervise on-going projects.
Duties and Responsibilities
· Function as primary support to the General Manager including activities in rooms preventive maintenance and energy conservation
· Oversee the day to day operations of the engineering departments
· Primary contact to communicate and coordinate work from other departments
· Ensure regulatory compliance to facility regulations and safety standards
· Interact with engineering staff, vendors, and various department associates
· Constantly be aware of the condition of physical property and immediately correct unsafe conditions.
· Diagnose and perform minor and routine maintenance/repair on a daily basis.
· Ensure all work orders are completed in a timely manner.
· Oversee all vendors and outside contractors who service the building.
· Identify all meter cut-offs, fixture cut-offs, sewer cleanouts and prepare maps indicating the same.
· Maintain all grounds adjacent to building(s), sidewalks and all exterior walkways of the building(s).
· Schedule and perform routine preventative maintenance on all appropriate equipment on a regular basis.
· Keep the MSDS safety data sheets up to date and follow OSHA guidelines.
· Maintenance and repair of all walk-in coolers, reach-in coolers and freezers, as well as ice making equipment.
· Perform preventative maintenance per company guidelines.
· Maintain all preventative maintenance files, records, logs and service manuals.
· Perform daily walk-through inspections to verify equipment operating preventatives.
· Operate time controlled automatic irrigation systems and supervise the operation of manual systems.
· Check, maintain and supervise the repairs of all parts of the irrigation systems.
· Maintain a full record and watering schedule for all turf areas of the property.
· Inspect and maintain the swimming pool, Jacuzzi, meeting all requirements of Health Department. State license for administration is mandatory.
· Inspect facilities and equipment to determine need and extent of service, equipment required and type of operation and maintenance personnel needed.
· Keep all mechanical, electrical and structural blueprints and diagrams up to date. Maintain library of part lists, maintenance manuals, reference books and catalogs.
· Adheres to all fire, safety, and security procedures according to property policies.
Experience, Skills, and Knowledge
· 2 to 3 years experience in a hotel
· Strong knowledge of plumbing, electrical, HVAC, building and preventive maintenance.
· Good verbal and written communication skills.
· Must be able to multi task, delegate responsibilities, and initiate projects.
· Computer literate including Microsoft Office.
· Work on-call as needed.
· Strong sense of urgency.
· Ability to work independently, exercise good judgment when resolving grievances, providing solutions and following up when needed.
· Must be skilled in time management.
· Must be able to work at a rapid pace, while maintaining attention to detail.
· 1 year of hands-on experience at a comparable location/industry.
· Skilled in several areas such as HVAC, electrical, carpentry, dry walling, painting, plumbing, roofing, and landscaping.
· Leadership skills to motivate and develop staff and to ensure accomplishment of goals. Able to set priorities, plan, organize, and delegate.
· Ability to work effectively under time constraints and deadlines.
· Command of the English language both written and verbal.
Must be able to work weekends and holidays.
