    Summary

    This position exists in a larger market to be accountable for overall management of the operational division including supervising all operational staff. If reporting to an RVP, (i.e., typically in a new or emerging market), this position will serve as the key manager for that market and will work with the RVP to manage properties as well as build the market. Will also manage owned and leased properties, provide operational support for employed staff, support the delivery of centralized services, and mediate between owner and tenant.

    Essential Duties And Responsibilities

    This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.

    1. Manage and direct all property management staff and activities, ensuring that timelines are met, and processes are performed as required.
    2. Work with Market Leader or RVP to prepare operationally for new business and resolve issues with tenants and managers.
    3. Collaborate with Centralized Services to maintain an optimal external and internal property management experience.
    4. Provide customer service via phone and email to property owners by assisting with questions or concerns.
    5. Coordinate communications between maintenance department and local operations.
    6. Responsible for tenant placements including showings, executing leases and lease modifications.
    7. Orchestrates overall property turns (turnovers from one tenant to the next) to ensure positive experience for homeowner, tenant, and internal departments.
    8. Work extensively in cloud-based management software performing accounting and other related property management tasks.
    9. Enter and pay bills or invoices for utility bills or rental licenses.
    10. Coordinate rental license paperwork and related tasks with local municipalities.
    11. Work with housing assistance entities regarding rent assistance payments, property inspections and lease agreements.
    12. Perform routine and random property inspections to assess property condition.
    13. Receive monthly rental payments and records them in management software.
    14. Prepare bank deposit slips and handle petty cash.
    15. Coordinate and manage Housing Assistance Programs with Various Local Housing Authorities
    16. Assist with maintenance coordination with local internal staff.
    17. Attend local court appearance as a Renters Warehouse representative as needed.
    18. Key Management.

    SUPERVISORY RESPONSIBILITIES

    This position may supervise 0 - 6 staff members within the department. Responsibilities will include:

     

    1. Assist in the hiring process to determine the scope of each role and the experience and education requirements needed to perform that role.
    2. Notify supervisor and HR if Job Descriptions need to be updated due to changes in the role or technology.
    3. Train and develop each staff member to perform duties at a level of meeting expectations or higher. Assign and review goals for each employee at least semi-annually.

    6. Conduct Team Meetings (L10’s), as appropriate for purposes of developing teamwork, recognizing and rewarding staff and ensuring positive communication amongst team members.
    7. Meet with employees in one-on-one meetings at least bi-weekly, to provide motivation, instruction, feedback, and support. Understand the aspirations of each staff member to guide them toward lateral or promotional opportunities, as applicable.
    8. Monitor and address behaviors exhibited that are outside the company’s culture and policies.
    9. Coaching, counseling, and disciplining employees, when necessary, to ensure employees are performing at their expected levels.
    10. Have an awareness of the policies of the company and department to ensure that all are abiding by such. Keep your supervisor aware of any employee concerns and consult with HR as needed for guidance and direction, as needed.

    • Active Real Estate License Required for state in which work is performed.
    • Strong knowledge of computers and technology including cloud-based software and applications.

    • Organized and able to manage multiple priorities.
    • Demonstrate Honesty, Trustworthiness & Accountability.
    • Must have a driver’s license, clean driving record and dependable transportation.

    Education and/or Experience

    • High School Diploma, GED, and 5 years of experience in property management or a related field, with strong leadership and supervisory experience as well as exposure to business operational management.

    Travel Requirements: 5%-25% of travel required in a 50–100-mile radius around assigned area.
