What does an Maintenance Technician - Apartments - Los Angeles do at companies like WSH MANAGEMENT?

We are seeking a highly motivated candidate to fill the Maintenance Technician/Porter position at two of our properties, 5400 Hollywood Family Apartments & Lucena on Court. 5400 Hollywood Family Apartments is a low-income housing property consisting of 40 units located in Hollywood & Lucena on Court is a new property opening in a Historic Filipino town with 46 units. The position would require you to split time between both properties and will be a full-time position.

The Maintenance Technician daily responsibilities will include completing work orders for electrical, plumbing, HVAC, appliance repairs, exterior maintenance, etc. Also responsible for keeping the appearance of the property in excellent condition, both inside and out. The ideal candidate can handle a variety of tasks simultaneously, while also delivering a high level of customer service.

Essential Functions Include:

50% dedicated to basic maintenance duties and 50% of duties will be dedicated to cleaning.

  • Respond to service requests on a first in, first out, (except in the case of an emergency) and in accordance with Fair Housing guidelines. Document to accurately describe work done, parts used, disposition and time spent.
  • Inspect property and equipment daily to determine need and extent of service, equipment required, type and number of operation and maintenance personnel needed.
  • In addition, maintenance technicians often have the responsibility to respond to after hour emergencies on a rotating basis and use of personal cellphone is required with monetary telephone reimbursement.
  • All maintenance tools will be provided for use at the property.
  • May perform other duties as assigned.

Experience/Knowledge/Abilities:

  • Requires a minimum of one (1) relevant experience apartment maintenance experience, Multi community, Hotel / Motel, Facilities Management experience, Construction Field, Handyman.
  • Proven working basic experience in electrical, plumbing, HVAC, appliance repairs etc.
  • Possess proficiency of the English language, including the ability to understand and communicate effectively with other employees, customers and vendors who only speak English as necessary to perform essential job duties.
  • Knowledge of cleaning chemicals and supplies
  • Strong customer service, communication and interpersonal skills required.
  • Willing and available to be on-call and provide weekend emergency service as needed (on a rotating schedule).
  • Must possess a valid driver’s license and maintain current auto insurance. (Motor vehicle report review is part of the hiring process.)
  • Candidate will be required to pass a background and drug screening. (A conviction will not necessarily disqualify you from employment with WSH Management.

Job Details:

  • Salary: $25.00 to $26.00 per hour
  • On-call for after-hours emergencies
