What are the responsibilities and job description for the Manager, Capital Projects position at Welltower?
SUMMARY
The Manager, Capital Projects will work for the Welltower asset management team alongside the Investments team leading the capital efforts for the U.S. assets including creating 10-year capital plans, project scopes & specifications, and project oversight. This role will report to the Director of Capital.
KEY RESPONSIBILITIES
- Responsible for all aspects of asset preservation with a focus on building envelope and site work.
- Ensure that Welltower’s assets are properly maintained according to Welltower’s standards and all applicable life safety standards and local regulations.
- Create 10-year capital plans for all assets
- Leverage Welltower’s project scopes and specifications to create specific project scopes and specifications for site projects
- Interface with local officials, when necessary related to capital items.
- Oversee all capital projects implementation at various senior housing sites nationwide and ensure projects are completed on time and within budget
- Establish and coordinate project documentations/work schedules with partners and provide regular status reports of project milestones to management
- Ensure the cost-effective management of all processes related to the projects and continuously improve cost reduction initiatives
- Responsible for oversight of operators, architects, designers, consultants, and subcontractors across Senior Housing platform related to asset preservation
- Financial management of all phases of certain projects (estimating, bidding, cost tracking to closeout).
- Ensure Welltower’s standards are met regarding all capital work completed at the sites
- Accountable for owner contracts, subcontracts, PO's, associated changes orders, etc.
- Coordinate and document project site meetings.
- Oversight of certain submissions and inspections required by governing agencies.
- Create strategic capital spend initiatives and prepare recommendations for management approval

TRAVEL
Welltower owns assets across the U.S., this role will require travel accordingly to ensure success.
MINIMUM REQUIREMENTS
- BS degree in construction management, architecture, engineering, or related field
- 6 years of proven working experience in multi-family construction management, preferably Senior Housing
- Advanced knowledge of construction management processes, means and methods
- Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
- Familiarity with construction management software packages
- Ability to plan and see the “big picture”
- Competent in conflict and crisis management
- Leadership and human resources management skills
- Strong organizational skills - excel and other software tracking
- Skill set must include both doing and delegating as required to achieve objectives
- Self-starter and ability to collaborate with Development Team, internal stakeholders, and external constituents
