PROFILE SUMMARY
Wesgroup is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, driven and experienced Resident Building Manager to join our team and manage a 119-unit low-rise rental building located at the River District in South East Vancouver, BC.
KEY ACCOUNTABILITIES
- Enforces the provisions of the Residential Tenancy Act.
- Collect, deposit, and record all rents and arrears.
- Oversees & manages deficiencies within the building.
- Responds to resident inquiries and service tickets in a timely and professional manner.
- Supervises the building, including common areas, to ensure the security and safety of all residents, employees and visitors.
- Prepares vacant suites for new Residents by completing necessary repairs, upgrades and/or cleaning and painting in a timely manner.
- Rent available suites – Screen applications and properly complete tenancy paperwork.
- Facilitates credit and reference checks for prospective Residents via Yuhu’s leasing portal.
- Schedule, facilitate move-in and move-out inspections for each Resident.
- Issues breach letters to tenants, serves eviction notices, files for and attends arbitration hearings.
- Manages all building maintenance requirements to the highest standards; this includes supervision of on-site staff and contractors, and maintains good record keeping of work performed, as well as conducts minor repairs (including plumbing), trash pick-up, and painting as necessary.
- Oversees the Building Emergency Response Plan and conducts monthly tests of emergency generators and fire alarm systems.
- Responds to after hour emergencies by contacting trades as necessary.
- Organizes elevator and amenity room booking with tenants and conducts inspections of the areas before and after to ensure they are not damaged.
- Assists in providing vacation relief coverage for Building Managers of other buildings that are part of the residential rental portfolio.
- Regularly conducts building inspections and makes recommendations for preventative maintenance.
- Manages HVAC, electrical, mechanical and structural systems.
- Notifies Management Team on any needs for major repairs in a timely manner
- Maintains proper books and accounts for the building as per accounting requirements, as well as attends to the collection and safe deposit of all rent monies and other amounts receivable from Residents.
- Prepares detailed incident reports related to accidents, injury, damage to the property, altercations, or theft.
- Maintains an inventory of all supplies received and used.
- Programs suite entry fobs, enterphone system, and safekeeps building access devices.
- Performs any other duties and responsibilities as assigned.
QUALIFICATIONS, KNOWLEDGE & EXPERIENCE
- Minimum of 2 years of related experience.
- Strong English language skills, both written and verbal communication.
- Experience in working with Yardi and Yuhu is an asset.
- Strong working knowledge of the Residential Tenancy Act.
- Excellent customer service and people skills.
- Experience conducting minor maintenance.
- Experience assisting a full building lease-up is an asset.
- Strong organizational and planning skills
- Strong attention to detail.
- Bookkeeping or other related administrative experience.
- Ability to maintain a professional appearance.
- Ability to be flexible and self-motivated and to take initiative.
- Ability to work independently and in a team environment where mutual support is essential.
- Ability to respect confidentiality of information.
- Ability to work a varied schedule including evenings and weekends.
- Be physically able to carry out all necessary duties. All candidates must be physically able, at minimum, to paint and clean, including bending, stooping, kneeling, pushing, pulling and lifting up to 50lbs.
EXPECTED COMPENSATION
- Annual Base Salary: The expected salary range for this role is $60,000 - $70,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
