The Engineer has overall responsibility to perform preventive and corrective repair of buildings, industrial systems, vehicles, equipment, and grounds supporting services and/or operations. The position will also include hands-on repair & maintenance work and or supervision of work on mechanical, electrical, plumbing, building automation systems, Generators and associated switchgear, Uninterruptible Power Supply (UPS), systems, Fire and Life Safety systems, card access systems, door & gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of a commercial property.

- Oversee all aspects of the physical infrastructure.
- Ensure that all work performed is done to high quality and without impact to internal/external customers.
- Subordinate supervisory responsibilities.
- Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.
- Inspects building systems, including fire alarms, HVAC, and plumbing, to ensure equipment operation is within design capabilities and achieves environmental conditions prescribed by the client.
- Coordinates and inspects the work performed by outside contractors.
- Hands-on work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning.
- Performs assigned repairs and emergency and preventive maintenance—complete maintenance and repair records.
- Reviews assigned work orders. Estimates time and materials needed to complete repair—orders materials and supplies to finish the tasks.
- Maintains an energy management program to ensure measures are taken to operate all systems most efficiently to keep operating costs at a minimum & maintains the building lighting system, including element and ballast repairs or replacements.
- Oversee the development and accuracy of site-level operating procedures and other documentation.
- Supervise and escalate as needed ABM’s response to after-hours emergencies at assigned facilities.
- Effectively and efficiently manage the operations budget and expenditures of assigned contracts.
- Manage the complete physical assets pertaining to the Operation and Maintenance of the critical and non-critical infrastructure equipment and systems.
- Resolve all electrical, mechanical and Fire Protection System issues in the facilities while minimizing risk and business impact and communicate issues to management and customers in a timely manner.
- Manage the customer relationship and act as the single point-of-contact for all facility-related issues, including, but not limited to schedules, new business, projects, budgets and expansion and staffing.
- Manage oversight from preventive maintenance inspections and provide guidance on how to address issues.
- Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials.
- Ensure compliance of Customer SLA parameters and Change Control activities, review and approve all system changes (set-points, thresholds, alarm-points, etc.) which could impact customer operations.
- Ensure that ABM training expectations are met and audit the process monthly.
- Identify, vet, and approve all sub-contractors who will perform work on-site.
- Develop PM contract scopes-of-work, ensure contract terms are fulfilled.
- Ability to operate a vehicle and possess a US driver license.
RESPONSIBILITIES:
- Provides engineering support for a wide range of systems, maintenance programs, engines as well as operational engineering functions.
- Must be able to understand, analyze and seek solutions to the design, operation, maintenance, performance or repair of vehicles/equipment and their components.
- Should be able to logically approach problem solving, define a maintenance program or configuration and ensure a safe and legal operation.
- Reviews Service Bulletins (SBs) from manufacture or component manufacture
- Develops solutions and implementation plans, project justification, cost/benefit analysis, and overall management of project implementation and coordinate warranty recovery on SBs that are applicable.
- Organizes and manages the priorities for assigned responsibilities and accomplishes the work process to meet all deliverable for projects as well as maintenance program changes and technical specification revisions.
- Coordinates work with other operational groups to ensure safety, regulatory compliance, operational reliability and operational efficiency.
- Experience that is commensurate with the specific facility for the position of Engineer.
- Ability to read and interpret blueprints.
- As required, highest-level relevant state/local license for Stationary Engineer and/or HVAC, plus universal level refrigerant recovery license.
- Computer skills and building automation systems experience required.
- Certification meeting OSHA ACM awareness training requirements as required.
- Working knowledge of energy conservation required, formal training preferred.
