General Maintenance Worker
Location: Anchorage Alaska

Position Summary:
**This position is contingent upon contract award.**
Advancia Technologies, LLC is seeking qualified General Maintenance Workers who provides overall facilities maintenance support for complex facilities within the Municipality of Anchorage having office, event, computer, storage, and other special purpose spaces; helping with preventive maintenance and general repairs on building operating systems; and general custodial services to maintain a tidy and presentable appearance The position may also require general carpentry, repair of facility structures or other duties as assigned.
Essential Duties & Responsibilities:
- Paint, remodel, refurbish areas as needed
- Repair, maintain/monitor all equipment and amenities
- Preventative maintenance and inspection of building operating systems (HVAC, electrical distribution, lighting, plumbing, heat source boilers, and other mechanical systems)
- Maintain up-to-date inspection and maintenance logs
- Prepare public spaces for incoming events; remove or rearrange furniture as needed
- Pre- and post-event inspections
- Change light bulbs, interior, and exterior, as needed
- Maintain/coordinate maintenance of exterior property
- Establish schedules and methods for providing facility maintenance services; identify resource needs and review with Facilities Manager
- Monitor work activities to ensure compliance with established policies and procedures
- Monitor and control supplies and equipment
- Maintain facilities cleanliness through general custodial operations
- Empty interior and exterior trash cans into dumpsters daily
- Daily inspections and general cleaning (i.e., sweep, mop, vacuum, and wipe down floors/surfaces) of all public and employee use areas (as necessary)
- Daily inspection and cleaning of bathrooms and locker rooms
- Replacement of restroom and kitchen consumables (i.e., toilet paper rolls, disposable hand towels, hand soap) as necessary
- Spot cleaning of all interior glass
- Use custodial equipment (i.e., commercial vacuums, floor buffers, and carpet cleaners)
- Repair bleacher seating
- Perform all work in conformance to applicable Occupational Safety and Health Administration regulations
- Maintain open communication for repairs and improvements
- Perform other facility maintenance, repair, and inspection services as assigned
Supervision:
This position works independently under general supervision of the Facilities Manager. Performance is evaluated in terms of effectiveness in completing assigned preventative maintenance and inspection services, successful completion of assigned work order projects, and ability to foster and maintain constructive and positive work relationships with all staff and management.

Minimum Qualifications:
- High School Graduate or General Education Degree (GED)
- Knowledge of operations, services, and activities of a building maintenance, repair, and construction program.
- Materials, methods, terminology, equipment, and tools used in the maintenance and repair of building structures and systems, including those used in performing rough carpentry, plumbing, heating, electrical, mechanical, and painting work.
- Knowledge of the skills needed to perform general custodial tasks.
- Ability to track materials and supplies needed to perform maintenance and custodial duties.
- Knowledge of principles and practices of safety management
- Ability to read, understand, and apply facility maintenance manuals and technical bulletins, construction drawings, plans and specifications
- Ability to communicate clearly and concisely, both orally and in writing
- Ability to maintain effective working relationships with a diversified group of people under sometimes trying and stressful conditions
- Must have a valid Driver’s license and be able to pass a pre-employment physical
- Ability to use common hand tools and other related equipment
- Ability to work independently and efficiently
- Ability to pass pre-employment background check
- Candidates must be a United States Citizen or Permanent Resident
Preferred Qualifications:
- Four (4) years of increasingly responsible general/facility maintenance experience
- Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying

Physical Demands:
- Frequent lifting, sitting, standing, stooping for prolonged periods of time, using hands/fingers requiring dexterity, should have good hand-eye coordination and motion control in coordination with handling tools, equipment, and other related components.
- Reaching with hands and arms for items above and below sight level, talking, hearing (frequently communicates with field personnel via various modes, i.e. radio; must be able to relay accurate information), and seeing (up close, at a distance, along the periphery, with depth, color perception, and the ability to adjust focus); walking from place to place within the project location with occasional use of stairs and no elevator available; bending, pushing, pulling, kneeling and standing for up to 12 hours.
- Frequent lifting of up to 50-75 pounds such as electrical components, equipment, and other materials.
Work Environment:
- Most of the work is done indoors. Some work is done outdoors in all weather conditions; must be willing to work in inclement weather.
- Exposure to noise.
- Must wear appropriate personal protective equipment (PPE) required for each job duty.
