Location: Connect on University Apartments (67 units) 1255 E. University Dr. Mesa, Arizona 85203
Schedule: Monday-Friday from 9:00am - 6:00pm

Reports to: Portfolio Manager
Compensation Package:
- Competitive hourly pay rate of $26.00
- Leasing commission opportunities of $60.00 per rental you lease
- Renewal commission opportunities of $90.00 per renewal file that are split evenly between the site team

Summary: To efficiently operate all aspects of the property to ensure that revenues are maximized, expenses are minimized, and curb appeal is optimized.
Job Responsibilities:
- Comply with all Fair Housing and Equal Housing Opportunities requirements
- Comply with appropriate state landlord/tenant statutes
- Engage with prospective and current tenants using a professional and courteous approach
- Maintain resident occupancy of 95%
- Advertise and promote the property
- Operate Word, Excel and Outlook to analyze property data and to create communication material for residents and Portfolio Manager
- Enter resident activity into YARDI in an accurate and timely manner
- Ensure the timely collection of rent, other ancillary revenue and bank deposits
- Deposit rent and other revenue the same business day it is collected
- Analyze and control all property expenses to confirm a reasonable cost/benefit ratio
- Meet operating budgets
- Make recommendations to Portfolio Manager on rental rates and concessions
- Accurately code, post invoices, and submit to accounting each week
- Reduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutions
- Develop and supervisor Maintenance staff to ensure work orders and turnovers are done timely and accurately
- Ensure the property is free of safety concerns and respond to emergencies that may arise
- Attend training and development seminars
- Other duties as assigned by Portfolio Manager
Qualifications:
- Authorization to work in the United States
- High School Diploma or equivalent
- 2 years of property management experience
- 2 years of assisting in staff supervision experience
- Yardi Voyager and CRM experience preferred
- Proficient in Microsoft Office Applications
- Ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and month end financials and reporting
- Demonstrates teamwork, good hygiene, excellent customer service and communication skills, and ambition for continuous professional development
Working Conditions:
- Approximately 80% in office environment using computer and phone
- Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders and maneuver walkways
- Ability to carry or move objects weighing up to 20 pounds
