What are the responsibilities and job description for the Floating Maintenance Technician position at Affinity Property?

Location: A portfolio of multi-family properties ranging distance from Portland, Oregon to Fairview, Oregon and up to Vancouver, Washington
FLSA Status: Non-exempt
Schedule: Monday - Friday from 8:00am - 5:00pm
Reports to: Property Manager
Summary: To ensure that the property’s exterior and interior are maintained in an attractive manner, and that fixtures, appliances, and other equipment are maintained safely.
Job Responsibilities:
- Comply with all Fair Housing and Equal Housing Opportunity requirements
- Comply with all appropriate state landlord/tenant statutes
- Comply with OSHA safety regulations
- Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
- Perform regularly scheduled inspections of all common areas, buildings, equipment, pools/hot tubs, fixtures, plumbing and appliances
- Communicate daily with the Property Manager, and perform tasks as requested
- Promptly notify Property Manager of safety concerns or deficiencies in property appearance
- Complete apartment turnovers within three days of vacancy
- Complete work orders within 24 hours
- Ensure that recalled appliances are promptly replaced
- Sustain inventory of tools, supplies, and materials
- Organize maintenance shop and storage areas
- Paint interior and exterior surfaces as necessary
- Walk the property grounds daily to ensure safety and cleanliness
- Ensure preventative repairs are done on a regular basis
- Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately
- Interact with residents in a professional, courteous and non-discriminatory manner
- Other duties as assigned by Property Manager
Qualifications Required:
- High School Diploma or equivalent
- Valid driver’s license with proof of auto insurance
- 1 years in Apartment/Property Management Maintenance experience
- Must possess your own hand tools
- General knowledge of various maintenance functions included and not limited to plumbing, pool maintenance, air conditioning, heating, general carpentry skills, appliance, electrical, HVAC, painting, caulking, snow removal, scheduling, and safety issues
- Ability to manually operate tools, switches, and gears
- Ability to work as a team player
- Ability to multi-task
- Demonstrate good hygiene
- Demonstrate excellent customer service skills

- Take initiative to anticipate problems and take actions to prevent
Working Conditions:
- Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways
- Approximately 10% in office environment using computer and phone
- Frequent lifting, pushing, carrying or pulling of 20-50 pounds
- Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
- May be required to work weekends and be on a rotating on-call schedule to respond to emergencies
