Job Purpose: Perform duties necessary to maintain and enhance AHC properties including the main and south office buildings, rental housing, and grounds.
Job Conditions: Inside and outside work in all types of weather; work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds; local travel using company vehicle to haul equipment, tools and materials; carry a cell phone; responsible for 24-hour emergency maintenance service as scheduled; use of office equipment and Office 2010 public network.
Responsibilities/Duties Under the Direction of Supervisor
- Provide quality workmanship in a timely manner.
- Maintain the cleanliness of work areas.
- Assure safety standards are used which comply with all agency, local, city, state, and federal guidelines.
- Efficiently organize and manage day-to-day performance of job duties.
- Work closely with supervisor in developing a team that effectively represents the quality and professionalism of the agency.
- Prepare or assist in preparing all vacant units.
- Complete work orders as assigned and log activities. Functions may include, but are not limited to: unclogging drains, repairing interior/exterior damages, minor repairs, light bulb changes, filter changes, lock repairs, installing/repairing window coverings, caulking, cleaning, painting, trash removal.
- Perform on-call emergency service as required.
- Complete grounds work as assigned which may include, but is not limited to: mowing grass, removing snow/ice/leaf/trash/debris, sweeping the pavement, and maintaining landscaping beds and other areas.
- May perform carpentry work in repairing or replacing doors, windows, walls, flooring, roofing and any other work pertaining to wood structures.
- May perform plumbing, heating and air conditioning work in repairing furnaces, duct work, air conditioners, piping, instrument controls, wash basins, toilet facilities, or any other related work requiring these skills.
- May perform electrical work in repairing/replacing fluorescent fixtures, control switches, disconnecting wiring or other related work requiring these skills.
- May perform minor construction such as building storage bins, stockroom shelves, counters, and workbenches using precision hand tools and power tools.
- May perform mechanical work involving repair and maintenance of facility machinery, motors and vehicles.
- Schedule and complete a preventative maintenance program.
- Assist in monitoring all work being performed by outside contractors.
- Attend and participate in employer-paid training as requested; obtain/maintain job-related certifications as required.
- Maintain a professional and courteous manner with all residents, vendors, contractors, co-workers, and general public, at all times, on or off the property.
- Ensure properties pass physical inspections by third parties (Section 8, IHCDA, and others).
- Ensure that sufficient and proper materials and tools are on hand to complete work/projects; procure labor, materials, supplies and equipment as authorized by supervisor; assist in monitoring and/or controlling inventory of maintenance equipment and supplies.
- Submit complete and accurate timesheets, mileage and other reimbursement requests, and other reports as required in accordance with agency policy.
- Assist with special projects and perform other duties as assigned.
Education, Experience, Knowledge, Abilities, and Skills
- High School diploma or equivalent preferred.
- Minimum 1-2 years’ experience in general maintenance or equivalent field.
- Prior rental housing maintenance experience preferred.
- Working knowledge in plumbing, electrical, HVAC and general building trades.
- Valid state driver’s license.
- Good problem-solving and conflict resolution skills.
- Ability to improve and learn new job-related skills with minimal training.
- Good reading, writing, and math skills.
- Good communication skills.
