Come join the Alachua County Property Appraiser’s Office as a Field Appraiser! This position will be responsible for locating properties utilizing maps and legal descriptions, measuring structures, identifying and listing building characteristics and features. Activities include property inspection and collection of field and market data, research, organization, analysis, and interpretation of market data in order to establish just values for real property; discussions about and explanations of value with taxpayers and preparation of single property assessment reviews for use in Value Adjustment Board (VAB) public hearings, or legal challenges to value. Information provided is compiled from actual site inspections including condition, improvements, new construction, and other actions that affect tax assessments and valuation. This job requires extensive walking in diverse weather conditions. Employees are expected to meet production and quality standards.

The ideal candidate will have a general understanding of recognizing and anticipating data or valuation problems, utilizing regression analysis and other statistical models, calibrating valuation models on a mass appraisal basis, receiving and making telephone calls to taxpayers regarding concerns of property valuations. This individual will also develop solutions and conducting property inspections in accordance with Florida Laws and update County records and files to ensure accuracy of information. Assisting with the Alachua County Property Appraiser’s Community Outreach initiative to proudly educate the public about our responsibility of placing a fair, equitable, and just value on all real and tangible personal property in Alachua County will be one of the key responsibilities for this role.

ESSENTIAL JOB FUNCTIONS:

  • Collects, analyzes, interprets, and develops adjustments from market data
  • Able to recognize and anticipate data or valuation problems and develop solutions
  • Conducts and ensures property inspections are completed in accordance with Florida Laws
  • Develops and utilizes regression analysis and other statistical models
  • Specifies and calibrates valuation models on a mass appraisal basis
  • Receives and makes telephone calls to taxpayers regarding concerns of property valuations
  • Utilizes the three approaches to valuation to determine just values based upon analysis of location, use, income, and other factors
  • Allocates values and makes adjustments for split or combined properties
  • Performs onsite inspections and review of records to provide and update information
  • Updates County records and files to ensure accuracy of information
  • Reviews properties requesting permits for new construction or improvements
  • Edits and reviews data entered to determine accuracy and submits change requests
  • Assists in creating property descriptions
  • Responds to telephone calls as required
  • Prepares property sketches for inclusion with property record
  • Queries database CAMA software to secure information and data files as required
  • Other duties as assigned

MINIMUM REQUIREMENTS:

High School Diploma and four years of related Appraisal experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience. Valid Florida driver license (with no DUI in the last three years).

Job Type: Full-time

Pay: $15.75 - $19.23 per hour
