Job Summary:
The Project Superintendent coordinates all activities on a job site (s), including scheduling, safety, security, and direction of the labor forces.
Duties/Responsibilities:
- Detailed knowledge of the project’s plans and specifications
- Detailed knowledge of the project schedule.
- Knowledge of the Subcontract Agreements and Purchase Orders relevant to the project
- Work in a safe manner.
- Preparation of detailed daily reports.
- Coordination with the Building and Utility Departments.
- Attendance at monthly owner’s meeting
- Be professional in appearance and communication at all times. Remain on the project at all times that subcontractors are working.
- Price and schedule dumpsters, temporary toilets, electric, water, labor, and job signs (installation of signs) for the project. Communicate requirements to the Project Manager, for the Project Manager to prepare purchase orders for the temporary facilities.
- Keep jobs clean at all times. Protect finished products. Ensure subcontractors clean up daily. Back-charge subcontractors who do not clean up by issuing “Clean Up Notices”.
- Communications with management on the progress of the project. Preventing problems before they happen. Resolve problems immediately.
- Ability to complete, as required, basic carpentry, drywall, concrete, masonry, ceilings, flooring, and other trade items.
- Ability to work on punch list items and work not completed by trades.
Education/Experience:
- Minimum of 5 years experience as a commercial construction Superintendent
- Ability to read and understand plans and specifications
- Strong understanding and working knowledge of all areas of construction
- Ability to make decisions and take the leadership role on your job site
- Ability to manage multiple subcontractors and people onsite at once
- Minimum of OSHA 10-Hour Certification
- Team Player
Physical Demands
Moderate physical effort is required to sit, stand at files, bend, stoop, lift, walk, and climb. Maximum unassisted lift is 70 lbs. The average lift is less than 10 lbs. Requires the ability to use a keyboard and monitor. Also requires the ability to communicate verbally, both in person and on the telephone. May require some travel by car/truck.
Environmental Requirements
Moderate to extreme outdoor conditions. Above average noise levels. Protective equipment is required.
