Role
To ensure the Credit Union's building systems and equipment are functioning properly and are maintained in excellent condition. Prepares and implements an effective preventive maintenance program for buildings and equipment.
Essential Functions And Responsibilities
- Develops and maintains a computerized facilities work order system for scheduling maintenance activities, prioritizing projects, coordinating work assignments, tracking requests, costs and follow up.
- Negotiate and maintain maintenance contracts for all applicable equipment.
- Participates in the preparation and administration of the facilities maintenance budget; submit budget recommendations, monitor expenditures, prepare cost estimates and submit justifications.
- Establishes schedules and methods for providing facility maintenance services; identify resource needs, review needs with appropriate management and allocate resources accordingly.
- Responsible for coordination of activities related to energy management, environmental health and safety and control systems.
- Responsible for the acquisition and maintenance of all facilities functions including but not limited to: equipment, furniture, HVAC(heating, ventilation and air conditioning), cleaning services, elevators, generators and any other services utilized by the branches
- Work with all contractors for any construction projects previously approved and work within budget to deliver completed work within a reasonable time period. Secure competitive quotes from contractors and vendors to make recommendations to AVP of Facilities.
- Conduct annual tests of fire alarm equipment and inspect fire extinguishers annually.
- Stores and maintains all appropriate information on buildings such as manuals and blue prints.
- Responds to after hours emergency calls related to Daleville Operations Center.
- Serves as a member of the Credit Union safety/security team and is responsible for OSHA compliance.
- Assume responsibility for hiring, retaining, and supervising all members within the department.
- Set performance expectations for staff, and timely perform employee evaluations.
- Track, monitor, and report on staff productivity to the AVP of Facilities.
- Ensure and provide sufficient training and cross-training opportunities for all staff.
- Manage staffing, and ensure daily efficient performance of operations.
- Performs other related duties as assigned
Knowledge, Skills And Abilities
Experience: Five to ten years of similar or related experience.
Supervisory Experience Is Preferred.
Education: (1)A two year college degree or (2) Completion of a specialized course of study at a business or trade school.
Sufficient work experience may be substituted for education.
Interpersonal Skills: Courtesy, tact, and diplomacy are essential elements of the job. Work involves much personal contact with others inside and/or outside the organization for purposes of giving or obtaining information, building relationships, or soliciting cooperation.
Other Skills:
- Strong supervisory, leadership, written and verbal communication skills.
- PC proficiency with working knowledge of Microsoft Office Outlook, Word, Excel and Microsoft Project Management software.
- Knowledge of facilities management (electrical, HVAC, fire protection systems and codes, mechanical, etc.)
- Knowledge in statistical compilation and data analysis, operations and building automation systems to maximize efficiency and cost savings.
- Knowledge of ADA and OSHA compliance requirements.
- Strong contractor and vendor negotiating skills.
- Must maintain valid driver's license as a condition of employment.
- Knowledge of BSA/OFAC compliance and be able to assist members with questions concerning BSA. Complete yearly training.
