The Field Maintenance Technician II performs a wide variety of duties including repairs, troubleshooting, installation, and maintenance at AH4R properties. This position helps to preserve the functionality and condition of the homes while maintaining a clean and safe work environment and providing excellent customer service. This position frequently meets with vendors and tenants.
Responsibilities:
  • Ensures heating, ventilation, and air conditioning (HVAC) systems are operational; performs system tune-up; checks breakers; replaces capacitors; identifies system leaks; replaces fan motors and Freon; utilizes an HVAC testing package to test efficiency of the system.
  • Performs troubleshooting support for plumbing, garage door, irrigation and electrical issues: unclogs drains; repairs or replaces leaky drain traps, water lines, leaking fixtures and waste disposals; cleans and tests garage door sensors; replaces guide tracks; reprograms remotes; replaces breakers, light switches, Ground Fault Circuit Interrupters (GFCI’s), electrical outlets, light fixtures, carbon monoxide and smoke detectors; repairs or replaces sprinkler head leaks, valve stems and piping.
  • Performs various home repairs: carpentry - replaces door and window trim, repairs stair hand rails, replaces doors and windows, repairs flooring; drywall - patch, texture, touch-up and paint; roofing - repairs to shingles, flashing and replaces underlayment with the use of a nail and or staple gun; fencing - replaces or repairs pickets, posts, sections and gates; removes debris and leaves from gutters; changes lightbulbs; replaces air filters; tightens towel racks; re-keys residences; adjusts doors and cabinet hinges; replaces faceplates.
  • Maintains all equipment in a clean, orderly, and functional condition; ensures all work complies with applicable laws, regulations, safety practices and standards.
  • Updates and completes mobile work orders received from the maintenance center; completes all work orders within the given timeframe to ensure tenant satisfaction.
  • Fields emergency service calls when on call during nights and weekends.
Requirements:
  • High school diploma or GED strongly preferred or the equivalent of five (5) years of relative Residential/Property maintenance or related experience required. Experience must include the use of:
    • Basic hand tools (see list below)
    • Power tools (see list below)
  • Working knowledge of Microsoft Office (Word, Excel, Outlook) required.
  • Experience using an Apple iPad preferred.
  • Demonstrated knowledge of occupational hazards and safety methods (OSHA) required.
  • Driver’s license required.
  • Universal EPA Certification or HVAC Type II Certification
  • Associate degree or technical training certification desired.
  • Experience with FiledOne and CRM desired.
  • Must be able to speak, read, and write in English.
  • Position is considered medium to heavy work – involves lifting no more than 100 pounds at a time with frequent lifting and/or carrying of objects weighing up to 70 pounds. Exerting up to 100 pounds of force occasionally, and/or up to 70 pounds of force frequently, and/or up to 30 pounds of force constantly to move objects.
  • Required to have close visual acuity to perform activities such as: preparing and analyzing data and figures; transcribing; viewing a computer screen; extensive reading; visual inspection involving small defects, using measurement devices.
  • Required to have visual acuity to perform any mechanical or skilled trades tasks of a non-repetitive nature, such as carpenter, technicians, service people, plumbers, painters, mechanics, etc.
  • Required to have visual acuity to operate motor vehicles and/or heavy equipment.
  • Occasionally required to climb, balance, crawl, repetitive motion and carry objects.
  • Constantly required to stoop, kneel, crouch, reach, stand, walk, grasp and drive.
  • Frequently required to maintain a static position, push, pull, lift, finger, feel, talk, hear and see.
  • Must be able to climb ladders (A-frame and extension ladders) to perform:
    • tree trimming with use of a handsaw or clippers
    • removal of debris and leaves from roof gutters
  • Must be able to use the following equipment:
    • wrenches, claw hammer, Allen wrenches (SAE and metric), band cutters, wire strippers, needle nose pliers, channel locks, 3-foot level, torpedo level, multimeter (CAT III ), breaker bar, clamps, and AC manifold gauge set
  • Must be able to operate and maintain the following power tools:
    • Cordless drill
    • Impact driver
    • Reciprocating saw (Sawzall)
    • Circular saw
    • Pressure Washer
    • Air compressor & air tools
