Regional Maintenance
General Summary
- The Regional Maintenance works with Hotel Maintenance Technicians to ensure all Hotels' building structure and upkeep in an efficient manner. He/she assists in overseeing each hotel so that the team meets company specifications, complies with federal and state regulations, and maintenance of brand/company standards.
- This position is 100% Travel throughout Northern lower peninsula of Michigan.
Education/Experience
- Minimum of 2 years of experience as an Engineer in a hotel, hospital, or building. Supervision experience preferred but not required.
Knowledge, Skills and Ability
- Must have a thorough knowledge of all types of mechanical equipment such as chillers, boilers, water softeners, and refrigeration equipment
- Must have extensive working knowledge of building systems to include but not limited to; HVAC, electrical, mechanical, plumbing, painting and carpentry
- Must have excellent supervisory and interpersonal skills.
- Must have ability to work a varied schedule that may include evenings, nights, and weekends
Duties and Responsibilities
- On-call 24/7 for building emergencies.
- Must maintain acceptable inspection grades and brand audit score.
- Assist when needed to in building maintenance repairs, including drywall, painting, carpentry, and mechanical.
- Troubleshoot, diagnose and repair malfunctions in electrical/mechanical systems (e.g. HVAC, plumbing) and other hotel equipment.
- Ensure fulfillment of preventative maintenance program to specific brand/company standards and by manufacturer and in accordance with warranty specifications. This include rooms and equipment. (Examples: laundry equipment, heating, and air condition units, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, fire equipment and plumbing)..
- Review maintenance problems, complaints and work orders to prioritize and schedule work.
- Solicit bids from contractors and evaluate their proposals. Once contractor is selected and employed, ensure work is completed to specifications.
- Coordinate with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations. Ensure all required training/drills are completed.
- Assist with servicing the hotel’s pool and whirlpool, including adjusting chemicals and cleaning filters when needed.
- Maintain a work order assignment program for completed and pending work orders. Prioritize and complete work orders in a timely manner. Monitor all deficiencies. Communicate to the requesting party upon completion when needed.
- Ensure implementation and compliance of brand standard key control policies and procedures are adhered to.
- Practice safety standards at all times and keep the property safe for guests and fellow employees. Use wet floor signs as required. Report any injury, unsafe condition, or suspicious activity to the General Manager immediately.
- Maintain MSDS Sheets in accordance with OSHA. Follow proper use of approved chemicals and accurately label chemical containers. Always use gloves and goggles when handling chemicals.
- Maintain a clean and orderly work area in accordance with hotel standards. Know location of all guestrooms and meeting room(s) throughout the hotel.
- Ensure security and confidentiality of all guest and hotel information and material.
- Practice energy conservation at all times.
- Other duties as assigned.
- Must successfully complete education related to assigned duties and role.
Working Conditions
Physical requirements include the ability to perform heavy work - exerting up to 100 pounds of force occasionally, and/or 50 pounds of force frequently and/or up to 20 pounds of force constantly to lift, carry, push, pull, or otherwise move objects. The ability to stand for long periods of time and walk long distances, ability to bend, stretch, twist or reach with your body and arms, ability to work under variable temperatures and noise levels. Near Vision - The ability to see details at close range. Must be able to climb stairs, descend stairs in a timely fashion without fatigue. Must be able to move quickly and agilely if a situation requiring quick assistance arises, work long hours as sometimes required. Must possess excellent communication skills; fluency in English required.
