Community Director – Mansions at Ivy Lake – Gonzales, LA
Amesbury Companies is a property management, development, and construction company based in Baton Rouge, Louisiana. Amesbury owns and manages a portfolio of over 1,500 multifamily units across Texas and Louisiana.
We are seeking a Community Director for Mansions at Ivy Lake, a 240-unit class A multi-family apartment community located on Airline Highway in Gonzales, Louisiana.
Overview
The Community Director is responsible for all aspects of the operation and performance of the property. The purpose of the Community Director is to effectively manage and coordinate persons, activities, and available resources to accomplish property objectives as set forth by the property supervisor and property owner. These objectives will include maximizing occupancy levels and property values. In addition, the Community Director is responsible for conducting all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multi-family dwellings.
Resident Relations
- Initiate and implement company policies to maintain proactive communications for resident requests and complaints.
- Plan and coordinate resident promotions and events.
Marketing and Leasing
- Maintain awareness of local market as well as industry conditions and trends.
- Welcome and show property to prospective residents.
- Follow up with all prospects who inquire about or tour the property
- Report leasing activity to corporate office, including preparation of market surveys.
Maintenance
- Inspect property daily. Ensure grounds are clean and vacant apartments are secure while complying with property standards.
- Coordinate completion of make readies with maintenance staff and third-party vendors. Update ready board each morning by 10:00AM.
- Regularly inspect maintenance shops to ensure compliance with Amesbury policy.
- Communicate with vendors and contractors concerning work scheduling, billings, vendor relations, and certificate of insurance
Financial
- Monitor budget throughout the year to ensure property stays within guidelines.
- Ensure all rents, fees, and charges are collected when due, and posted in a timely manner.
- Invoices are approved and entered daily as received
- Performs all necessary collection procedures, including evictions as per company policy.
Personnel
- Hires, terminates, trains, motivates and supervises all on-site staff to achieve operational goals of the community. This includes new employee training, reviewing and approving of timesheets and instructing employees on procedures and guidelines.
- Conduct routine training with site staff as it relates to lease documentation, workplace safety, and other training as required.
Administrative
- Maintain all property records.
- Comply with property codes and laws.
- Ensure proper completion and execution of leases.
- Responsible for office operations.
- Supervise all property personnel.
- Promptly communicate all challenges affecting property operations to the Regional Property Director.
- Responsible for the entire process for move-ins and move-outs.
- Process all Final Account Statement within two business days of move out.
Qualifications
· Strong work ethic with ability to work autonomously or as a team.
· College Degree Preferred
· Minimum three (3) years of experience in multi-family property management
· Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
· Exceptional communication skills
· Knowledge of Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act
· Fair Housing certified
· Excellent computer skills with MS Office including Word, Excel, and PowerPoint.
· Excellent time management skills and attention to detail.
· Ability to meet deadlines and take personal ownership to achieve team goals.
