AMS Northwest is looking for a knowledgeable and diligent technician to join our team and help keep our Association running like a well-oiled machine. You'll be working closely with our Director of Maintenance to ensure that our properties are in tip-top shape and that our owners and guests receive exceptional service.
Responsibilities

AMS Northwest is seeking a highly skilled Building Maintenance Technician to join our team. This role requires a higher degree of technical ability and expertise, with responsibilities falling into three categories: Technical , Operational, and Professional.
Technical (50%)
- Performs plumbing jobs, including adjustment and repair of pipes and fixtures, valves, and pumps
- Unclogs drain lines and sewers
- Repairs and maintains electrical systems, including switches, circuit breakers, and light fixtures
- Performs routine maintenance on machines and building systems
- Inspects drives motors, belts, and fluid levels
Operational (40%)
- Repairs, adjusts or replaces structural parts of buildings, furniture, and apparatus
- Performs rough carpentry work
- Prepares and applies paint to various parts of building systems
- Provides guidance to less experienced workers
- Keeps records of maintenance and repair work
- Maintains equipment and work area in clean and orderly condition
Professional (10%)
- Observes safety precautions and uses equipment properly
- Maintains a positive and professional image of the company
- Stays up-to-date on industry trends and new technologies
As a Building Maintenance Technician at AMS Northwest, you will be responsible for ensuring that our building systems and equipment are operating efficiently and effectively. You will use your advanced technical skills to perform a wide range of maintenance and repair work, including plumbing, electrical, and carpentry tasks. Additionally, you will maintain detailed records of your work and provide guidance to less experienced team members. Education and Experience
- A high school diploma or equivalent, and a minimum of 3 - 5 years experience general maintenance experience (i.e., plumbing, electrical, carpeting, painting etc.).
- EPA Certification is a plus
- Technical experience in all aspects of building engineering with a strong background in HVAC, plumbing, electrical equipment, repair and maintenance and overall system design and application.
- Previous experience with automated building management systems and/or energy management control systems.
- 3-4 years of experience as a maintenance technician in property management, preferably at a high rise building.
- Ability to read and utilize blueprints, schematics, and control diagrams a plus.
