Job Summary


Under the direction of the Facilities Manager this position is responsible for daily operation and maintenance of the physical plant, including but not limited to HVAC, electrical, steam generation/sterilization, plumbing and mechanical systems, general building maintenance, and grounds keeping.

Essential Job Functions


  1. Operates and maintains the physical plant to ensure proper functioning of mechanical systems and safety of the environment of care

1.1       Performs daily rounds of hospital facility and rounds on off campus sites weekly and documents through work order system. 

1.2       Utilizes BAS and other monitoring systems to ensure proper functioning of plant systems

1.3       Proactively initiates repairs, maintenance, and cleaning and generates work orders accordingly

1.4       Assists with biomedical repair work orders under direction of Facilities manager

1.5       Performs environment of care rounding and proactively initiates corrective actions as indicated.

1.6       Responsible for ensuring daily, weekly, monthly, quarterly, and annual inspections and preventative maintenance is performed per regulatory and policy requirements.  Includes contracted services.

  1. Assists Facilities Manager with ensuring compliance with Life Safety and Fire safety codes and regulations.

            2.1       All required Life/Fire Safety inspections are tracked and recorded in work

                        order system and other documentation tracking systems.

            2.2       Ensures Interim Life Safety Measures are implemented as indicated for

                        scheduled and unscheduled repair and maintenance

            2.3       Ensures work is performed in compliance with Infection Control Risk

Assessments as indicated

  1. Utilizes electronic system of work order entry and tracking.

3.1       Documents work order status and completion through ASH’s work order management system.

            3.2       Performs all scheduled maintenance to ensure completion by date due. 

  1. Meetings

            4.1       Attends regularly scheduled facilities/biomedical meetings

            4.2       Attends leadership meetings as requested

  1. Assists Facilities Manager with short and long range facilities capital budget planning.
  2. Provides coordination of services contracted for inspections, repair, maintenance, or installation of all physical plant systems and infrastructure and biomedical equipment.

            6.1       Documents contracted services work in work order system and/or Environment of Care and Life Safety documentation tools.

  1. Responsible for ensuring compliance with all regulations for disposal of regulated medical and pharmaceutical waste.
  2. Scheduling

8.1       Coordinates with facilities team to provide 24/7 emergency maintenance and

biomedical equipment call schedule

8.2       Adjusts schedule accordingly to perform work on weekends and after hours.

  1. At the direction and guidance of the Facilities Manager or Senior Leadership, assumes additional duties and responsibilities related to plant operations and environment of care.

            9.1       Directs activities of maintenance and biomedical technicians in absence of, or as

determined by, Facilities Manager.

  1. Demonstrates the spirit of the philosophy, mission, and values of the hospital through words and actions and implements them into departmental processes, programs, and the working environment.

10.1     Applies the principles and values of customer service and continuous quality improvement while performing day to day activities of the position.

10.2     Protects confidentiality regarding all aspects of patient care, personnel and strategic issues.  Adheres to Confidentiality Policy.

10.3     Possesses positive working relationships and fosters cooperative work environment. 

  1. Adheres to the hospital’s Guidelines for Appropriate Conduct in the HR Manual.

11.1     Exhibits honesty and mutual respect when communicating with peers and other departments.

11.2     Proactive on problems that may compromise effective job performance by using appropriate chain of command.

 

Minimum Requirements


Education:  Bachelors degree preferred.

Certification, Licensure:  HVAC, electrical, plumbing training and education preferred

Experience, Training, Knowledge:  Strong computer skills.  Minimum 3 years building management experience. 

 

Physical Requirements


This position requires lifting, carrying, pushing, and/or pulling up to (50) pounds in routine material handling, stocking and redistributions process.  Arm, hand, wrist, finger coordination required in order to utilize tools and computer keyboard and mouse.  Must be able to hear, speak and see in order to perform listed duties and tasks.


Working Conditions/Environmental Exposures

 

Environmental hazards such as chemicals, solvents, needles, needle containers, sharps, blood, body fluids, various infectious/communicable diseases, infectious medical waste, radiation, and/or radioactive materials and/or radioactive waste, proximity to moving mechanical parts within work areas.  Protective clothing/equipment may be necessary.


Salary Range: $26.90-$37.08
