This position will maintain the day-to-day operations and to assume responsibility for maintaining the physical assets of the property, grounds and fleet to include but not limited to under the direction of the Property Manager under the direction of the ASRC Properties, LLC Administration.
ESSENTIAL DUTIES AND RESPONSIBILITIES (and other duties as assigned)
- Responsible for the completion of all maintenance, grounds and fleet service requests as assigned to completion and to management’s satisfaction as directed.
- Complete make-ready process of vacant spaces as directed.
- Implements, maintains and evaluates inventory controls for cost effective operations and work within expense limits established.
- Schedule and complete the daily/weekly/monthly/annual check lists, preventative maintenance program, routine maintenance, and respond to maintenance on-demand.
- Install, monitor, maintain, trouble shoot, correct, repair and potentially replace all buildings’ interiors, exteriors, surfaces, walkways, grounds, parking areas, equipment, appliances, fixtures and furnishings. To include but not limited to painting, carpentry, plumbing, electrical, assembly, flooring, roofing, and other.
- Install, monitor, maintain, trouble shoot, correct, repair and potentially replace all buildings’ systems, equipment and appliances; to include but not limited to plumbing, boilers, heat, electrical, water, waste water, heat, security and fire alarms, panels, and fire suppression.
- Complete grounds work and maintaining safe parking and walking areas which shall include snow and ice maintenance, shoveling, ice chipping, salt and/or gravel spreading, garbage removal, picking up and clearing debris, dumpster areas and maintaining landscaping and other exterior areas and assignments as directed.
- Use business systems; program to receive, submit, document and track all work requests, status, progress and completion. Track, complete and submit routine reports, including but not limited to inventory, work orders, incident, environmental, etc. To respond to emails, correspondence, complete payroll time sheets, leave requests, travel assignments, trainings, performance evaluations and other computer and system assignments.
- Maintain a professional courteous manner with all tenants, occupants, businesses’ managers and employees, clients, customers, vendors, contractors, fellow employees, management and administration.
- Assure all safety standards, code, regulations are used which comply with all company, local, City, Borough, State and Federal protocol and guidelines.
- Ensure attendance, participation and compliance of all work and work related activities in a fair, ethical, and consistent manner following established company policies and outlined protocols.
- Carry, answer and promptly respond to all radio/cell phone calls as required for routine and on-call requests with 24-hour emergency maintenance, grounds and fleet service as scheduled as business needs dictate.
- Trains, assists, coaches, supervises, directs and re-directs team members while working with them as directed to complete ASRC Properties work, objectives, initiatives, and goals.
- Collaborate, coordinate and cooperate with special projects and assist in monitoring work by vendors, suppliers, subsidiaries and outside contractors and sub-contractors as directed.
- Responsible for alerting supervisor, management and administration of any unusual occurrence and/or damage that have taken place or that may occur to all company facilities, vehicles, equipment, materials, supplies and assets.
- Additional assignments, special projects and other responsibilities shall be assigned.
EDUCATION and/or EXPERIENCE
- Strong knowledge, understanding and sensitivity to the Inupiat culture.
- High school or equivalent certification.
- Physical fitness to perform maintenance and heavy lifting assignments up to 70 pounds.
- Five years of maintenance experience, three years supervisory experience and applicable certifications with the ability to identify issues, alternative solutions, and pay attention to detail.
- Must be able to work independently with little direction.
- Computer skills and maintenance system and programs experience or ability to be trained required.
- The ability to speak and understand the Inupiaq language is important and preferred.
