The Associate Director of Real Estate Development oversees strategic planning and execution of real estate development activity for ASU. Under the general direction of the Vice President of Real Estate Development and the Director of Real Estate Development, this position manages the following tasks: real estate development projects, strategic acquisitions and dispositions of campus land or buildings, administration of key agreements related to university real estate holdings, financial analysis and reporting, and facilitation of university real estate initiatives.

Essential Duties

  • Day-to-day collaboration with various university stakeholders, external partners, and consultants regarding real estate development projects at ASU.
  • Maintain project timelines and prepare/track budgets, ensuring milestones are met on time and within budget.
  • Analysis and assisted oversight of significant commercial development of campus lands, acquisition or sale of real property, major agreements for lease or use of campus land or buildings by non-University tenants, or lease or use of non-University real property by University tenants.
  • Negotiation of public-private partnerships.
  • Prepare and present reports, proposals, and recommendations to university leadership, boards, committees, and other relevant stakeholders.
  • Creation and management of financial models and packages.
  • Valuation of real property, including both land and buildings for purposes of acquisitions, dispositions, re-development, or public-private partnerships.
  • Interfaces with administrative officers, Comptroller, General Counsel, outside legal counsel, and other stakeholders on real estate issues and transactions.
  • Prepares ad-hoc strategic and project analyses in support of executive management and or related to project approvals.
  • Establishes and maintains effective working relationships with state and local officials, senior University officials, merchants, and various private firms and organizations to facilitate projects as ASU expands throughout the valley.
  • Helps secure the appropriate approvals, certifications, permits, etc. from city and other government agencies as needed.
  • Monitors performance of major non-University tenants to ensure all ground lease conditions are being complied with and funds due the University are properly credited in a timely manner.
  • In-depth analysis of ad valorem property taxes.

Minimum Qualifications

Bachelor's degree in a related field AND eight (8) years of experience in such fields as property development, property acquisition, disposition, lending, brokerage, general contracting, and/or property management, which includes two (2) years of direct property development experience; OR, Any equivalent combination of education and/or experience from which comparable knowledge, skills, and abilities have been achieved.

Desired Qualifications

  • Understanding of core real estate development processes including property valuation, entitlement and zoning, due diligence, basic capital structure, leasing, etc.
  • Demonstrated knowledge of real estate transactions such as purchases, sales, leases, etc.
  • experience in creating digestible financial models, and understanding of real estate financial concepts such as DCF, IRR, ROC, capitalization rates, etc.
  • Experience in legal interpretation, negotiation, and property management.
  • Experience in project management and managing multiple projects at one time.
  • Evidence of effective communication with an emphasis on written communication.
  • Experience in reading and comprehending complicated legal documents.
  • Experience in problem-solving and decision-making with strong organizational skills.

Working Environment

Activities are performed in an environmentally controlled office setting subject to extended periods of sitting, keyboarding, and manipulating a computer mouse (75%) required to stand for varying lengths of time and walk moderate distances to perform work (10%) Frequent bending, reaching, lifting, pushing and pulling up to 25 pounds (15%). Regular activities require the ability to quickly change priorities, which may include and/or are subject to resolution of conflicts. Ability to clearly communicate verbally, read, write, see, and hear to perform essential functions. Regular use of standard office equipment including, but not limited to computer workstation/laptop (keyboard, monitor, mouse), printer, fax, calculator, copier, telephone, and associated computer/technology peripherals.
