This is not a remote position.


Armadillo Painting Co. is a growing painting company in the Greater Seattle area seeking an experienced Superintendent for our Commercial division.


The Project Manager will provide leadership and accountability for successful project delivery. This includes management and oversight for all phases of the project. The project manager ensures that contract documents are adhered to, that work is on schedule and within budget, and that the project is brought to satisfactory completion.


Essential Duties and Responsibilities:


  • Overall accountability for budget, schedule, and customer communication.
  • Deliver project on budget, on schedule, and to specifications
  • Make sure that submittals are ordered and properly saved in files, and that production manager has the correct information at hand
  • Hold brief meetings with field superintendent/foreman at start of project to review project budget for labor and materials
  • Manage project in company project software
  • Order submittals, coordinate getting copy to contractor/client
  • Cultivate and maintain strong customer relationships with clients, residents, and subcontractor partners.
  • Manage communication with clients regarding schedule and site logistics and coordination – order and pickup of portable toilet, containers, lifts, pump jacks, scaffold, swing stage, throughout project.
  • Ensure copies of daily reports, extra work forms, and safety meeting sheets are on site in job notebook
  • Manage and organize photo documentation for projects
  • Create schedule of values at start of each project
  • Support and coordinate with Operations Manager and Filed Superintendents on project requirements in the field.
  • Communicate daily with site leads to obtain project update
  • Perform site visits as needed to obtain data for billing
  • Communicate with Operations Manager regarding project status daily
  • Weekly and Monthly with supervisor to review job costs and job progress
  • Review printed out invoices weekly for job and review with supervisor if something doesn’t appear correct
  • Access and refer to project estimate, specifications, change order documents and/or plan sets as needed for project management. Notify site leads and production manager of all change orders that are in question. Ensure a signed change order form is received and on file before proceeding with any change order work
  • Manage multiple change orders in change order log
  • Compile T&M hours and materials and prepare summary for billing
  • Follow project documentation according to system including updates and changes throughout job.
  • Anticipate, review, and monitor projects for potential risks, establish planning with team to mitigate and minimize.
  • ensure all safety meetings have taken place and that they are documented in the project file
  • Foster an inclusive team environment.
  • Create all Subcontractor PO’s, send to supervisor to sign, and save in project file with sub’s signature
  • Ensure COI, contract docs, safety plan are all sent and saved in file
  • Ensure production manager has job file and site-specific safety plan on site
  • At time of billing, send report to project administrator with % complete and approved change orders for each project
  • Assist with all closeout documents – provide project administrator color schedule and warranty and custodian
  • Organize pictures as needed and/or write notes
  • Perform site visits to acquire takeoffs and/or prepare proposals as needed for estimating department
  • Other duties as assigned

AREAS OF RESPONSIBILITY:


  • Establish good working relationship with other team members.
  • Foster positive communications and relationships with current and potential clients, suppliers, as well as sub-contractors.
  • Keep up to date on industry trends and developments. This includes training and can include meeting with paint rep and being knowledgeable on products.
  • Adhere to company policies and procedures.
  • Actively participate in meetings as requested

QUALIFICATIONS:


  • High school diploma or general education degree (GED) preferred.
  • A minimum of (5) years of experience in painting industry or related construction field where increased responsibility and growth is seen is highly desired
  • A minimum of 2 years project management experience in the painting or construction related industry
  • Strong knowledge and understanding of the construction industry and how scheduling, customer communications and sequencing work within job sites.
  • Ability to manage to a schedule and understands the need for clear, accurate, and precise communication and schedule management.
  • Experience with owner-occupied projects
  • Maintains high quality standards
  • Understands basic concepts of job costing and production rates
  • Understands how proper quality control and communication management positively impacts the punch list phase of a project and maximizes customer satisfaction.
  • Proven track record working with the public as well as ability to build rapport and relationships with HOAs, property managers, general contractors, owners, and project managers
  • Successful history in a leadership role of painting or construction projects from start to finish.
  • Ability to work in a flexible environment and communicate with customers as needed outside typical office hours.
  • Initiative to communicate and ask questions when clarification is needed to ensure the job gets done to specifications
  • Intermediate skill level in plan reading. Advanced plan reading skills highly desired
  • Excellent computer knowledge and skill level in Microsoft Office (Excel and Word) and Outlook.
  • Superior customer service skills.
  • Excellent oral and written communication skills using English language. Bilingual in Spanish is highly desirable.:
  • Ability to calculate figures and amounts such as discounts, proportions, percentages, area, and volume.
  • Detail oriented and excellent time management skills.
  • Must be prompt and on time with customers and to job meetings as required.
  • Ability to access and collaborate on a shared file system
  • Ability to use a smartphone and laptop to access shared documents
  • Professional demeanor and appearance always to professionally represent the company
  • Must have reliable transportation and maintain valid license and insurance.

PHYSICAL REQUIREMENTS:


  • Frequent standing, walking, and sitting.
  • Ability to drive to appointments as needed.
  • Stooping, crouching, bending, twisting as needed to see and estimate jobs and complete job evaluation.
  • Must be able to climb a ladder occasionally for estimating purposes
  • Must not be afraid of heights
  • Occasional lifting and carrying up to 20 pounds.
  • Must be able to work at computer or desk area for extended periods of time.
  • Must be able to use a computer and see color.
