Commercial Site Superintendent.
The Position:
We are looking for an experienced and motivated Commercial Site Superintendent to coordinate and manage our car wash construction projects. The ideal candidate has a technical commercial construction background while being detail-oriented and good at building relationships. The CSS will work independently while proactively solving problems and building relationships. With our increasing project pipeline, we are looking for someone who aligns with company values and works ethic and can partner with us for the long term.
Requirements:
● 3-5 years of technical commercial construction experience
● Fluent in plan reading and interpretation of drawings
● Underground experience
● Self-starter, autonomous, independent
● Ability to run a project from start to finish
● Being willing to ask good questions when necessary
● Desire to be a team player, align with company values, and build relationships with clients, employees, and subcontractors
Responsibilities:
● Coordinate, observe and manage the trade professionals so that they perform their work in a quality manner consistent and compliant with the applicable plans, specifications, industry standards, and contract requirements.
● Update the schedule as found in BuilderTrend as needed. Ensure the affected subs and the Project Manager are notified of any changes at least 48 hours prior to work being scheduled to ensure no conflicts or delays.
● Ensure all subcontractors are following safety regulations. This is to include weekly safety meetings. Log provided in job site binder to be filled out for every meeting with names and signatures from each attending member of every trade.
● Facilitate transitions between all subs keeping the schedule. Project Manager is available to assist in coordinating subs with other active projects.
● Verify that building plans comply with Equipment Manufacturer’s shop drawings and communicate any differences to the subcontractors and architect. Project Manager will have all the info needed to ensure proper facilitation with Equipment Manufacturer.
● Ensure proper scheduling and interaction with third-party inspections as well as timely completion of any items needing correction, and that all inspection records and reports are delivered to the office.
● Walk site under construction daily.
● Foster and maintain positive relationships with trade professionals and municipal employees. Project Manager is available to assist as needed.
● Document plan changes and provide red-line corrections to the office at appropriate intervals for updating the plans and estimate a change order to be delivered to the office manager for processing. Project Manager is to be kept informed of any and all changes or corrections prior to change orders or work.
● Fully complete Daily Report Logs on a daily basis, including, a list of subs/visitors to the site, photos of the project, a detailed list of completed work, weather notes and conditions, and any change orders or time delays. This will assist the Project Manager in ensuring all relevant information is communicated in a timely manner to the field.
● Maintain project safety, cleanliness, and appearance at all times.
● Ensure the site SWMP contractor is guaranteeing compliance and maintenance of records. Project Manager is available to assist as needed.
● Full use of BuilderTrend software (i.e. Daily logs, change orders, RFIs, documents, photos, etc). Project Manager is available to assist if needed. Site super is responsible for proper technology to facilitate the use of BuilderTrend while working in the field.
● Call-in inspections, compaction tests, concrete tests, etc.
● Follow up with material vendors to assure on-time delivery.
● Run miscellaneous errands (i.e. water meter, Home Depot, caution tape, etc).
● Be available to step in and help subs meet deadlines and other tasks as necessary.
● Caulk per plan. (Except as bid to subcontractor (s)) Contact Project Manager for additional information as needed.
● Manage the project through the receipt of the Certificate of Occupancy and completion of the owner-approved punch list.
● Must be available via cell phone for Aslan. Return calls within 20 minutes.
● Must have insurance naming Aslan Companies as additional insured and as the certificate holder.
● Pursuant to Aslan’s contract with the client, the job site will be operational Monday-Friday 7 am-4 pm. The site superintendent will be required to manage and be available during operational hours. Additional Saturday hours may be required on occasion.
