Full Time Maintenance Worker for a Homeowner Association in Ewa Beach
Job Requirements:
1. You are required to work a total of 40 hours per week. Overtime is authorized, in accordance with the Employee Manual provided.
2. Duty hours will be from 7:00 am to 4:00 pm, Monday through Friday.
3. Must have carpentry skills and experience.
4. A high school diploma is preferred, but not required. Good communication skills and the ability to work with people is essential. Be able to work as a team or independently (when required), without constant supervision.
Maintenance Duties and Responsibilities:
1. Maintaining and keeping our Residential Community a clean and a safe area, for all Residents.
2. When performing duties and interacting with Residents, you will display a positive and pleasant attitude.
3. Perform minor fixes, such as repairing broken locks, damage to walls, etc.
4. Install necessary appliances and equipment as needed
5. Check control panels and electrical wiring to identify issues
6. Maintain grounds, including garden and yard upkeep, trimming, edging, mowing lawn, collecting trash, etc.
7. Perform necessary cleaning activities, such as dusting, mopping, trash removal, etc.
8. Complete regular maintenance tasks, such as replacing light bulbs
9. Inspect and troubleshoot various equipment and systems
10. Perform basic carpentry work as directed/required.
11. Perform basic plumbing repair work as directed/required.
12. Test the functionality of the facility’s safety systems
13. Collaborate with a team of workers and other professionals during renovations and facility expansions
14. Report to Maintenance Supervisor/Resident Manager regarding issues resolved, those needing attention, and those currently in progress
Required Skills:
1. Maintenance Workers are required to have the skills necessary to perform their duties, including the use of manual and power tools.
2. Maintenance Workers are required to attend all related skills and CPR Safety training, as directed by the Resident Manager/Maintenance Supervisor.
3. Janitorial work-clean bathrooms, empty and clean trash bins, clean recreational area, clean pool decks, bulky items etc.
4. Pool maintenance/pool certification experience preferred but not necessary. Will train.
Clean/vacuum pool, test and add pool chemicals, maintain pool filters.
5. Carpentry skills- demolish and rebuild/repair lanai decks and fences, railings, gates, steps.
6. Painting skills
7. Cement/asphalt repairs
8. Keep daily records of work logs and inventory
9. Must be able to pass a background and drug test. This is a drug-free workplace.
