his position is intended to manage and oversee a portfolio or rental properties and to enhance the portfolio and tonsofrentals.com brand through positive interaction between rental owners, residents, perspective residents, tonsofrentals.com team and the community at large.
Essential Functions:
- Direct and oversee leasing and management duties as a fiduciary to the client in keeping with the executed management agreement and established tonsofrentals.com goals, objectives and mission statement.
- Establishing a broad knowledge base of our leasing management services, maintenance services and working knowledge other company services.
- Establishing a knowledge base of each client property.
- Familiarity with tonsofrentals.com. procedures regarding all facets of leasing activity including management contracts, leases, lease addendum, qualifying perspective tenants, maintenance and advertising available properties.
- Primary responsibility for all marketing of assigned client property..
- Primary responsibility for contact and follow-up of assigned new management opportunity.
- Primary responsibility of all leasing and property showing of assigned client property.
- Maintain accurate record keeping of files and conversation logs for assigned client properties.
- Compliance with laws related to rental property management.
- Attend regular training of applicable laws and procedures including Fair Housing.
- Oversight of assigned owner statements regarding all financial activities including maintenance and utilities billings.
- Oversight of the maintenance needs of assigned client properties and ability to obtain appropriate services as needed.
- Oversight, familiarity and ease of use of all administrative tasks required to produce leases, issue work orders, property profile completion and other administrative tasks related to the rental property.
- Oversight and execution as needed on collection and eviction issues including preparation and appearance in court.

- A current Brokers license is required. (NC Real Estate License)
- A minimum of 1 year experience in residential rental management.
- Professional certification is preferred.
- Excellent verbal and written communication skills.
- Excellent human relation management skills.
- Excellent working knowledge of current Fair Housing Laws.
- Thorough working knowledge of general building maintenance.
- Practical experience in the use of business software including MS Word and Excel.
- Excellent organizational and time management skills.
Job Type: Full-time
Pay: $1.00 - $2.00 per year
