Atrium Management Company is a property management/development company with properties located throughout Florida, Virginia, and Ohio. The company has experienced tremendous growth and is looking to align itself with an exceptional Maintenance / Service Manager. The Maintenance / Service Manager reports directly to the Property Manager and is expected to make teamwork and customer service their top priority.
The Maintenance / Service Manager is responsible for the following duties:
Ensure the completion of all service requests
Inspect community continuously, recording and correcting deficiencies
Order necessary supplies and parts within budgetary guidelines
Perform all general and routine maintenance in the community
Ensure that all keys are kept properly
Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
Service requests made by residents should be completed within 24 hours
Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
Order supplies; communicate and coordinate with vendors
Assist in the distribution of flyers and other materials
Assist in picking up litter & maintain small amount of grounds
Perform preventative maintenance
Keep inventory
A successful candidate:
Maintains a service-oriented environment by exhibiting a professional appearance and positive attitude
Must take pride in their work
Must have the ability to interact effectively with prospects, residents, peers, and management
Must be able to work with a team or solo
Strives to perform maintenance duties in the most cost-effective manner
Has at least 2 years of experience
Has basic computer skills (required) including email and some Microsoft products
Has strong organizational, time management, interpersonal, and communication skills
Has knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)
Additional notes:
HVAC is preferred
CPO certification is preferred
REAC inspection experience is a plus
