We are seeking for a highly skilled and experienced Service Manager to join our team of professionals. Service Managers are responsible for the overall maintenance operations of the property and for exceeding the Company's Standard of Service as it relates to resident and customer satisfaction. Duties and Responsibilities:
- Oversee all work associated with the upkeep and maintenance of the building and grounds.
- Physically walk and inspect property on a regular basis, including vacant units. Conduct property inspections, including move in, housekeeping, and grounds in order to assure adherence to established standards.
- Ensure service requests are responded to within 24 hours and communicate with the resident when the issue cannot be resolved in a timely manner.
- Supervise the service team and ensure that each team member is performing all job responsibilities to their fullest potential and communicate any performance issues to the Community Manager immediately.
- Oversee maintenance of the grounds, trash container areas, and common-areas.
- Be available at all times either personally, or through other site personnel, for emergency calls and respond to those according to GoldOller’s policy on after-hour emergency calls.
- Manage regular maintenance of the building exteriors, building interiors and common areas.
- Complete and document preventative maintenance program for resident apartments, vacant units,
- Assist in preparing and monitoring of budget and manage expenses within budget through inventory control and purchasing procedures.
- Report payroll accurately and timely, including proactively monitoring and managing overtime.
Skill Requirements:
- Knowledge of property management policies and procedures as it relates to maintenance operations.
- Knowledge of RealPage products preferred, including OneSite and Ops Technology.
- Possess strong multi-tasking and organizational skills.
- Have a complete understanding of Fair Housing and knowledge of other laws that apply to property management, such as Fair Credit Reporting Act, Americans with Disabilities Act, Landlord Tenant Law, OSHA Standards, local and state building codes.
- Communicate effectively, both verbally and in writing.
Position Requirements:
- Education: High school diploma or GED, preferred.
- Experience: Minimum of three years of maintenance experience in residential property management or combination of education and experience.
- Physical: Ability to lift, push and pull and carry up to 110 pounds. Physical elements of the job may require frequent standing and walking, squatting, reaching, stooping, climbing stairs/ladders, balancing and carrying.
- Experience managing 800 plus units.
- Valid driver's license and reliable, personal automobile for local job related travel.
- Possession of tools needed to perform routine maintenance tasks.
- Formal training or experience in the following areas required: carpentry, plumbing, electrical, painting, refurbishing.
- HVAC Certification required.
- Certified Pool Operator (CPO) and/or Certified Apartment Maintenance Tech (CAMT) , required.
- EPA certified.
- Able to work weekends, as needed.
- Travel overnight and to another state as needed is required.
