The Leasing Consultant assists the Community Manager and Leasing Manager with the duties of showing and leasing available apartment homes to prospective residents including preparing and executing lease agreements and apartments. This position ensures a positive working environment, quality community living, and a high standard of operations to meet Avanti Residential objectives and marketing plans.

What You’ll Do…

• Develop full knowledge of the policies responding to leads, application information required, screening processes, and policies regarding rentals. 
• Obtain knowledge of lease terms, specifications, and all community policies.
• Efficient and timely processing of all required administrative forms, reports, and related information.
• Ability to complete lease forms or agreements and collect rental deposits from start to finish.
• Proper maintenance of all resident and community lease files.
• Be fully informed of current rental rates, sizes, locations, and community amenities.
• Maintain closing ratio and telephone TPA scores in accordance with Avanti Standards.
• Ensure the “model” apartments and target apartments are ready for show; awareness of the “curb appeal” of the community.
• Responsible for maintaining the work area and office in a clean and orderly manner; and submitting work orders if anything is not up to standard.
• Able to handle resident, vendor, and prospective resident walk-ins and maintain friendly professional relationships with them.
• Responsible for playing an active role in the renewal process and assisting in developing and maintaining an ongoing resident retention program under the direction of Community Manager.
• Assist Community Manager in collection of delinquent rents as needed or requested.
• Perform other related duties and responsibilities as required.

What We’re Looking For…

• Ability to communicate effectively over writing, phone, and computer.
• Use of technology including computer software and iPad.
• Must have excellent organizational and time management skills to successfully navigate frequent interruptions and changing priorities.
• Proficient computer skills including knowledge of property management software preferably YARDI.
• Knowledgeable of required telephone and sales techniques.

What You’ll Need to Qualify…

• High School Diploma or GED required.
• 2 years of Customer Service experience preferred.
• 1 years of sales experience preferred.

• Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation to travel to various properties owned and operated by Avanti Residential
• Prior to employment pass criminal background screening
