What are the responsibilities and job description for the Multi-Facility Commercial Industrial Property Manager (Non-Residential) position at Avis Management?
Position Description Summary: Assist in the takeover process of newly acquired properties, provide excellent tenant service, conduct periodic property inspections, collaborate with Bookkeeping to maintain financial records, and investigate cost reduction opportunities. This person would be the liaison between Avis Management and the commercial property tenants.
Working Hours:
This is a full-time position. Typical work hours are 40 hours per week. Work schedule is Monday through Friday, with occasional weekend or evening shifts as required.
Essential Function(s) of the Position:

Acquisitions
Assists in the takeover process of newly acquired properties including notices to tenants, vendors, insurance companies; gather property information and documentation from previous owner/management company, transferring all utility accounts, taking property inventory, and rekeying property if necessary.
Tenant Management (Leasing/CAM/Maintenance Coordination)
- Provides excellent tenant service. Response to tenant requests/problems in a timely and courteous manner and generates work orders directed to vendors or maintenance staff.
- Interface with Brokers, arrange property showings
- Work with ownership and brokers on tenant lease negotiations
- Onboard New Tenants at Move-In
- Field Avis tenant maintenance calls & request repairs from vendors
- Creates and maintains the master maintenance checklist by property.
- Follows up with tenants to ensure satisfactory resolution of issues.
- Conduct periodic property inspections to ensure compliance with leases and proper upkeep.
- Ensure that property and lease files are kept up to date.
- Assists in the oversight of all inspections required by municipalities, insurance companies, lenders, etc.
- Acts as first responder to alarm issues
- Coordinate and perform end of lease walk-thru
- Coordinate utility transfers and security deposit returns
- Coordinate white box or next tenant buildout details with Construction Manager
Finance
- Works directly with Avis Bookkeeper to maintain financial records, billings, reports, etc.
- Detailed verification of all invoice amounts and information with approved Service Orders or Contracts.
- Investigates cost reduction opportunities.
- Read meters and calculate utility bill-back to tenants.
- Manage CAM charges as needed.
- Assist Bookkeeper with questions related to the properties and resolution of vendor issues.
- Other tasks and projects as required
Education/Experience/Licenses/Certificates:
- Bachelor’s Degree, with 2-3 years industry experience, or equivalents combination of experience and training.
- Strong working knowledge of MS Word, Outlook, and Excel.
- Commercial/Industrial Real Estate Management experience highly preferred.
- Must possess a valid Michigan Driver’s License
- Must show proof of COVID-19 Vaccination.

Office equipment including computer, company vehicle, etc.
Physical Demands:
This position is primarily an office position therefore must be able to sit for extended periods of time. A significant amount of time will be spent visiting various buildings and work sites. Must be able to lift 50 pounds, be able to squat and bend over.
Working Conditions:
Must be able to work in a demanding environment and able to meet various deadlines. Must be able to work in conditions that may be dirty and/or dusty.
Reporting Relationships:
A person in this position will report directly to the Managing Partner.
