Project Managers have the ultimate authority to oversee every phase of construction for a project or group of projects and will perform additional duties that include procuring equipment and subcontracts, monitoring and accurately projecting job costs, maintaining billing and schedules, and providing technical support and leadership to the field.
Responsibilities and Duties:
Assist and/or take the lead in bidding on potential projects
Participate in post bidding and negotiation of project scope of work
Review contract prior to signing
Prepare Purchase Orders and Subcontracts
Review project estimate and verify accuracy of entry into job cost system as well as accuracy of initial estimate
Establish and execute subcontract and equipment buy-outs to support schedules and financial goals
Obtain permits and licenses from appropriate authorities
Collaborate with owners, construction managers, engineers, architects etc. to determine the specifications of the project
Review, transmit and track shop drawings and equipment delivery dates
Visit projects sites and attend project meetings as required
Provide technical support and leadership to the field team
Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
Monitor onsite labor requirements to maintain project schedule
Provide material takeoff, estimate and pricing for changes to work scope. Track all scope changes to ensure they are processed and incorporated into the current scope of work in a timely manner
Process and track contract modifications
Coordinate completion of punchlist with field team
Prepare job close out documents (manuals, as builts, warranties, etc.)
Review and approve subcontractor final payments
Monitor project warranty and address issues in a timely manner
Requirements and Skills
Proven experience as project manager
In-depth understanding of construction procedures and material and project management principles
Ability to interpret contractual documents, plans, specifications, schematic diagrams and isometric drawings
Outstanding communication and negotiation skills
Excellent organizational and time-management skills
Quick, effective problem-solving ability
Strong computer skills, including proficiency with MS Office
Develop and maintain long term customer relationships to foster better communication and future work
Education and Experience Requirements:
5 years minimum of relevant work experience managing mechanical construction projects is required
Bachelor’s degree in HVAC, engineering, architecture, business administration, or a related degree
Occupational Safety and Health Administration (OSHA) 30-Hour Outreach Training

Pay: $75,000.00 - $95,000.00 per year
