Sand Valley is the latest golf venture to be developed by the Keiser Family. Much like the other Keiser & Dream Golf properties Bandon Dunes and Cabot Links, Sand Valley is a high-profile, one-of-a-kind project that has already established itself as one of the greatest golf destinations in America.
Located in central Wisconsin, one and a half hours north of Madison in the town of Rome, Sand Valley is situated among 80,000 acres of prehistoric lake bottom in the Sand Barrens region of the state. When complete, the entire development will cover 1,480 acres of previously wooded timber land owned by the Plum Creek Land Company. 2017 was the grand opening year for Sand Valley, and 2018 the official opening of the second golf course, Mammoth Dunes by David Kidd, and the Sandbox, a 17-hole short course by Coore & Crenshaw. In addition to the afore mentioned golf courses, the Resort includes just under 100 keys of unique lodging that can accommodate approximately 200 overnight guests on site, full Clubhouse operations, several food and beverage outlets (including Aldo’s Farm to Table, Mammoth Bar, Craig’s Porch, Sandbox Food Truck, and several on course outlets), hiking trails, fat-tire biking, grass court tennis and much more.
The team at Sand Valley is well established and growing, with future development to include The Lido, a private 18-hole course scheduled to open to limited preview play in 2022 and a “Grand Opening” in 2023, along with accompanying accommodations developed to support the new Club.
The resort kicked off its inaugural Winter Season in 2020/2021 and has plans to continue to develop and mature into a true four-season resort, featuring ice skating, pond hockey, cross-country skiing, and snowshoeing.
Planning and construction are currently underway for the “Sedge Village” area of the resort. This area contains 36 real estate lots for additional accommodations for both overnight short-term and longer-term rentals. Additional projects to include a mixed-use Tennis Center, enhanced practice center, mixed dining options, and retail shops, Wellness Facilities, and a fourth golf course Sedge Valley by Tom Doak of Renaissance Golf.
Position Summary:
We are seeking a Real Estate Development Manager, located at the resort to be the day-to-day lead for new real estate development projects at Sand Valley. As Real Estate Development Manager, you will report directly to the senior leadership team and interface with Ownership, team members in real estate, construction, operations, grounds and maintenance and consultant-partners. The candidate will lead the day-to-day progression of all aspects of the development process, including design, entitlements, and construction ensuring delivery of projects on schedule and within budget.
The right candidate possesses strategic thinking, manage input from several stakeholders, prioritize tasks efficiently, lead a project team effectively, and possess a strong analytical skill set to research, analyze and summarize data in a simple format, and communicate the information clearly to help guide decision making.
Essential Duties and Responsibilities:
- Report directly to Ownership and the Senior Development Leadership team
- Become familiar with Sand Valley resort team members and determine the goal and strategy for each of the projects being contemplated. Recommend the appropriate team members, consultants, and contractors to execute the projects.
- Become a liaison between the various resort teams, including in-house and third-party general contractors, resort operations, sales and marketing of new developments and the ownership and management teams. Coordinate design, budgeting, scheduling, permitting, and other tasks required to successfully manage given projects.
- Prepare comprehensive development budgets and schedules reflecting all elements of the projects and update periodically.
- Provide regular budget and schedule reporting (weekly, monthly, quarterly as needed) to communicate status of projects to ownership.
- Develop and maintain existing relationships, and create new relationships with architects, engineers, contractors, and consultants.
- Oversight of design consultants, on-schedule creation of design documents, construction work activities, contractors, subcontractors, and vendors related to day-to-day activities, invoices and hiring.
- Become familiar with future resort expansion plans and recommend actions/design that can be completed to minimize future costs and disruption.
- Negotiate contracts with consultants and/or contractors to minimize confusion and maximize each dollar spent on the project.
- Regularly attend virtual and on-site meetings to ensure project budget and schedule are being met.
- Additional responsibilities as assigned.
Qualifications:
- Bachelor or Master’s degree in Architecture, Engineering, Project Management, Real Estate Development, Construction or related field
- 5 yrs. of pre-construction, design, development and/or construction experience
- A proven leader with relevant management experience with managing project teams and leading design professionals, construction management firms, contractors, and other construction consulting services
- Ability to effectively and efficiently organize diverse work efforts into a productive team
- Highly knowledgeable in construction and real estate with strong working knowledge of entitlements, engineering, planning and zoning
- Possess excellent collaborative skills to work in partnership with ownership
- Ability to handle multiple projects concurrently
- Possess a high level of integrity, creativity, initiative, accountability, communication and interpersonal skills, with a commitment to teamwork and excellence.
- Familiarity with hospitality and resort development and construction a plus.
- Proficiency with MS Word, Excel, PowerPoint, Outlook, Project software
Compensation and Benefits:
Market competitive salary commensurate with qualifications including a performance-based incentive.
