Our employee-owned company provides civil, structural, mechanical, electrical, plumbing (MEP), geotechnical and municipal engineering, environmental services, land surveying, landscape architecture, code enforcement, plan review, construction management, construction materials testing, and grant writing services to a diverse client base.
We have an opportunity for a Facilities’ Manager for our numerous offices in eastern and central PA. This position can be based out of any office if the candidate is able to commute to all offices. (A company car is generally available for this travel.)
The primary responsibilities will be:
· Working with landlords/property owners, if appropriate, to maintain the buildings and grounds, overseeing the upkeep of general building equipment and supplies, determining and scheduling repairs or renovation projects, and coordinating safety inspections.
· Establishing and maintaining a financial budget and negotiating with outside vendors for regularly scheduled maintenance, supplies, repairs, and related expenses.
· Assisting with evaluating and/or performing a variety of semiskilled duties and maintenance/housekeeping tasks in the areas of office upkeep (changing lightbulbs, basic plumbing, carpentry, electrical, painting).
· Procuring and coordinating exterior or seasonal services such as waste management/garbage collection, recycling, lawn cutting and snow removal.
· Reviewing and approving vendor monthly invoices. Periodically reviewing vendor performance and requesting/coordinating changes as needed.
· Managing access control and alarm systems and manage employee use of various access control credentials at all office locations.
· Oversee the Fleet Coordinator and lend assistance/guidance on decisions involving the company’s fleet of trucks and cars.
· Adhering to Isett safety procedures, assisting in establishing and communicating new ones, and attendance at training sessions, as appropriate.
· Responding to emergency alarm calls outside of traditional office hours (with additional compensation if a situation arises).
The position will require regular travel to the offices for planned and unexpected situations. However, it can be a hybrid position with the flexibility of partial work from home schedule.
Requirements
· Bachelor's degree in Business, Engineering, or a proven background in building services, engineering, office management, or administration.
· Prior experience in facilities maintenance or equivalent related functions.
· Knowledge of general maintenance methods, operating requirements, and safety precautions related to facilities management.
· Knowledge of automotive maintenance to discern repairs/replacements of vehicles.
· Strong customer-focused communication skills.
· Strong attention to detail/planning and organizational skills.
· Strong procurement and negotiation skills
· Must possess valid driver’s license for travel to all offices.
· Knowledge of general OSHA safety.
Because of the nature of the work, the Facilities Manager should be able to endure moderate physical strain, including walking and standing for extended periods of time, occasional heavy lifting, dexterity, climbing, and working from ladders may be necessary.
Work assignments could require the Facilities Manager to walk around, climb, and tour sites and buildings that are under construction (and may yet not be ADA compliant).
Work may also be performed in an office setting where the associate is regularly required to sit, stand, reach, move about the facility or the work may be performed in an outdoor setting in adverse weather conditions (heat or cold).
