Assumes responsibility for overall Evironmental Services, Laundry, and Housekeeping of facility. Responsible for preventive maintenance, painting, and repairs inside and outside the facility to provide a safe attractive and orderly environment for the benefit, use, enjoyment, protection of residents, staff, and visitors.
Conducts routine tests and inspections on various facility systems and implements programs in a manner that meets the goals and objectives of the facility.
Requirements and skills
Preference given to graduates of trade or vocational school, with courses in blueprint reading, mechanical drawings, carpentry, plumbing, and electricity.
Experience in construction and / or maintenance of equipment, utilities, and building in a long-care facility.
Knowledge of state building, plumbing, and electrical codes, and local ordinances.
Able to communicate and work effectively with various levels of facility and corporate staff, residents, vendors, and all visitors.
Able to understand technical manuals used to install and repair machinery and equipment.
Must be capable of making decisions in an emergency.
Able and willing to work flexible hours, including weekends, as needed.
Possessed adequate strength and endurance to meet the strenuous physical demands of such responsibilities as moving, repairing, and installing major equipment, repairs, and outdoor maintenance.
Must adhere to Federal and State regulations, facility policy and procedures relating to bloodborne pathogen exposure and chemical use and exposure.
Must follow policy and procedure on use of personal protective equipment, engineering / work practice controls and ergonomics for employee safety.
Essential Functions
Has oversite responsibilities for the general services of the facility including maintenance, housekeeping, and laundry.
Plans, schedules, performs, and records all preventive maintenance functions in accordance with the established preventive maintenance system.
Assumes responsibility for maintenance, operation, testing and repair of fire detection, alarm, and extinguishing systems and equipment.
Administers personnel function of the Maintenance, Housekeeping, and Laundry Departments.
Interviews and hires department personnel
Conduct performance evaluations.
Initiates and directs in-service training programs for the departments.
Maintains and cares for outside grounds.
Performs maintenance functions throughout the building.
Directs the safety programs for the facility.
Practice a teamwork philosophy.
Practices punctuality and good attendance.
Attending morning meetings and all staff meetings.
Other Primary Functions
Maintains current list of service vendors who are authorized and licensed, if applicable to inspect and / or repair facility equipment / systems.
Confer with the Executive Director / Administrator, on brief monthly reports, oral, or written concerning department functions and expectations.
Recommendations to the Executive Director / Administrator, purchases or repairs of department equipment and approval for repairs.
Manages department infection control and safety programs.
Performs other duties or assignments as directed by Executive Director / Administrator.
